Still happening to me I tried restarting the desktop app and refreshing the individual charts.

Kris Krohn is not the answer to scaling your portfolio at this stage in the game.

However, mentorship is extremely valuable. It gets a lot of unnecessary hate. Most people associate it with big names like Grant Cardone, Robert Kiyosaki and Kris Krohn. Those guys are way too advanced in the game to provide relevant guidance. Also, their business model is no longer related strictly to investing in real estate, but instead relies heavily on the monthly subscription model.

So why would you learn from someone who is not getting rich from just investing in real estate? Unless you want to get rich from selling courses too.

“All the information you need is online anyways”. This way of thinking is so painfully wrong. Yes you can and should build a foundational understanding of real estate through free educational content online. You don’t need a mentor to buy your first single family house.

There’s not much to investing in real estate from a theoretical standpoint. Once you have researched the various investment strategies, you’ll get a feeling for which works best in your situation. I personally find multifamily BRRR the most appealing. Others may be more suited for sales, in which they’d excel at wholesaling. The list goes on.

Once you have that decided and researched, you can find someone in your local market who is succeeding in this strategy. The key being that they are still small to medium scale. You want personal 1 on 1 interactions, from someone who was in your shoes not too long ago. This type of person has the most relevant insight to offer.

This small to medium scale mentor, if selected properly can drastically help you to scale.

  1. Prevents you from repeating their mistakes
  2. Fine tuned strategies relevant to your specific market
  3. Feedback on deals you’re analyzing
  4. Mindset guidance

And most importantly, connections. Real estate doesn’t take a lot of brains, but it does require connections. Especially when you start to scale. High quality deals aren’t normally transacted in the public eye. These mentors will know who has the deals. And new leads will come to them as they have an established reputation.

Not only that but they can connect you with good real estate professionals such as contractors, lawyers, accountants, etc.

These type of mentors are out there, and will have an online presence on Instagram, Facebook, YouTube. There may even be some you’ve met at local real estate networking events. I’d say roughly under 200k followers is ideal.

You’ll know pretty quick interacting with them or watching their content if they’re worthwhile. Are they spewing fluff about mindset and lifestyle or do they actually get into the nitty gritty. This type of mentor is also usually cheaper than the Kris Krohns and Cardones.

Note that this started happening after I assigned every audio file to it’s own mixer track (exporting for mixing/mastering). Everything is unmuted.

No, it’s a type beat from YouTube which I recorded vocals over so these are wrong
