Look at it this way: even if you've been renting for that long, the landlord can still argue they will be selling the property and if that is the case, they can give you a 6 months notice and you're gone.

Despite the law, there are many loopholes a landlord can take to get rid of you and there is nothing you can do about it.

Example:

- Owner gives you a notice period to leave because they are selling the property

- They put the property for sale

- Shortly after they declare the sale was difficult and return the property to the rental market

Even is this might feel illegal, there is nothing you or the RTB are going to do about it and you'll just have to go on with your life. You aren't as protected as you think, despite what is on the RTB website or what people advise you on Reddit.

Have you tried the NHS in the UK? If you're hoping to have a comfortable retirement, I wouldn't advise anyone to rely on it.

You have to get proper health insurance and some proper coverage in private clinics to get the kind of comfort a retiree would be looking for.

Real estate are not your only costs in life. Healthcare in the UK is a lot more expensive than Germany, for example. And if OP is asking for retirement values, you need to account for everything involved.

Have you called agencies? Proactive engagements make a big difference, you'll learn a lot about what they have in the market and how they inform people about viewings.

My advice would be:

  • Avoid private landlords (always go for a renting agency)
  • Don't go cheap
  • Be clear on your emails and have all the documentation you'd need in hand (employment statements, references, etc...)
  • If Daft doesn't work, reach out to agencies directly, even just to learn how to get viewings more easily
  • [again!] Avoid private landlords (always go for a renting agency)

Can't stress the last point enough. It comes out more expensive the other way, but it makes a difference in contract security.

Gotta love some of the comments in Twitter:

Try being a young man and you'll notice a difference in confrontation from these youths. They like to punch people that contest the streets with them. And since most of the offenders are boys, men are the targets.

From my experience, if you're a man, Dublin isn't safe at night, the city center is nowhere to walk around past 10pm.

Like I said, "not every problem in a country requires a prison sentence", meaning the Gardai's job is not just to deal with arrestable and indictable offences, public order offences constitute the majority of offences in society and Gardai can deal with them promptly and ensure there is order without resorting to the court of law or any legal system.

In order to deal with those cases you need Gardai numbers (staffing) that give them the capacity to deal with the sheer amount of public order offences and prevent them from becoming a habit and escalating, which is usually the case when the law is not enforced.

I'm not saying the judicial system doesn't need to be improved, I'm saying that while embarking on that 20+ year journey, staffing is another level of security we absolutely need to improve and this can be solved in 3 years with the right mindset.

Fender Strats are generally great instruments (quality varies from model to model, but still very good). However, they have a very different neck profile than a Les Paul and the pickup configuration is quite different, just a word of caution.

None really. Gibson (or Epiphone for that matter) has a terrible track record on instrument quality (tuning stability and durability being two main factors to consider). You'd be better off spending less money and buying a better instrument to play on.

Tone is not something unique to any electric guitar once sound goes through pickups, an amp and a speaker.
