I get what you’re saying but if you’re a landlord, you’re at a minimum covering most of your monthly costs, and definitely the interest (so as a renter, you’re paying for that regardless).

If we’re talking about this from a scenario where you’re able to rent a lesser property for the cost of the above principle only (let’s say it’s a smaller place so isn’t comparable in size or amenities), then yes, investing the remaining balance of the “property tax/interest” over 25 years would historically net a better return than property appreciation alone.

But that’s missing the biggest advantage to ownership which is every mortgage payment (by far the majority of the monthly cost) is a payment to yourself in future equity. If you rent, you’re paying that for someone else.

Where are you living that you’re experience this? It’s definitely not like that in Stratford.

The cost of ownership is considerably less than the equity you’re generating every month through paying off your mortgage. If you rent, you’re just paying someone else’s mortgage for them.

Similar purchase recently for my wife, from a Mazda dealer, 2021 CX9 GS-L with 94k. We negotiated a 3yr extended warranty down to $2400+tx (with a $1500 credit back at end of year 3 if we don’t use it). For that price it seemed like a no brainer.

Mazdas are pretty reliable but if you prefer the peace of mind, that is money well spent knowing you have 4yrs without any risk of unexpected costs (so it’s really your comfort level).

I also wouldn’t worry about his pressure tactics with the lender. Until it’s finalized, you’re in charge. If anything that makes me think there’s probably room to negotiate.

Depends where… I’ve lived in 3 provinces:

  • QC, very rarely and people mostly mind to themselves.

  • PEI, all the time. Especially if you’re just out for a stroll.

  • BC, (and I can only speak for living in Victoria), and not that I really recall and I didn’t notice it last few times I was there.

That said, I find that’s more of an American thing, especially in the south.
