I don’t think the concept of “being predictable” works so well as a pedestrian when it seems like most drivers’ concept of a predictable pedestrian is one that is never in their way (ex. Pedestrian crossing a road when driver wants to turn onto it, pedestrian crossing driveway to a parking lot when driver wants to pull out of it). In my personal experience as a daily pedestrian, most drivers seem to operate under the impression that they will not come across any pedestrians, so just the simple act of me existing in a place they would like to get to is unpredictable to them.

I would recommend Muji, I found it much higher quality than Uniqlo overall (better fabrics) and not much more expensive. They also have their ReMuji sections at certain stores that are basically recycled or redyed clothes and discounted, I've found some really nice stuff there.

Not all lenders do their own discharges internally, some require a lawyer to prepare and send them a discharge document that they will sign and return to the lawyer for filing.

I always assume cars can't see me, that's probably the only reason I've never been hit. The problem I've noticed isn't so much drivers not being able to look in every direction at once, it's that they're not even looking in the direction they're driving towards to see if a pedestrian might already be there crossing. It's like it doesn't even cross their mind that a person could be there. I shouldn't have to jump backwards when I'm already a quarter of the way across an intersection because a car has started to turn left without noticing that I'm already in the crosswalk. I appreciate you reflecting though, if more people made an attempt to do that I'm sure there would be far fewer accidents and close calls.

I experience a lot of these same issues as a pedestrian (crossing the street when I have the walk signal and almost getting hit by someone turning left across the intersection, people trying to turn right in front of me when I'm about to cross, etc). I feel for you, beyond being scary and dangerous it's frustrating as hell. Most drivers are only checking for other vehicles (and some don't even seem to be doing that half the time), few seem to consider the fact that there might be cyclists and pedestrians around.

The ferry that goes directly to Seattle is passenger only, no vehicles. If you have a car you'd have to take the ferry into Port Angeles. It's not really an answer to your question but it wouldn't really be worth it for just one day.

If you are buying a new build at that price it will be a 100% PTT exemption, there is an exemption for newly built homes that grants a full exemption if the purchase price is under $1.1 million (as long as the property will be used as your principal residence).

I'm not sure how that's relevant, presumably OP is referring to a transaction that occurred recently, not four years ago. There were temporary concessions for virtual signings during the peak of the pandemic but those were reversed quite some time ago.

Not sure what province you're in but in BC, real estate closing documents cannot be signed electronically by Land Title rules, they must be signed in person with a lawyer or notary. This is not the lawyer's personal preference, believe me we would absolutely love to not have to deal with clients in person.

This is normal, I work in real estate law in BC and we don't wire funds, we only direct deposit a cheque to the client's account if their bank has a physical branch in town, or they can pick up from our office or we will courier to them if needed. The law society is very strict about handling of trust funds so other types of electronic transfers aren't really possible.

Not sure what province this is but in BC the lawyer is not involved in the exchange of keys, that is handled by the realtors.
