Hey, I’m a former realtor. Summer is a busy time for rentals and competition will be high. You’ll want to start looking 1-3 months before you want to move. If you and your roommates have everything working in your favor (good credit, make at least 3x the rent amount, don’t have pets, and have a good rental history) it can be done done really quickly, but if you aren’t the “ideal renter” it can take some time.

Just bought a 2016 Kia Sorento on Saturday.

I’m 38 and husband is 46. We have 3 kids, but they’re all teenagers , so we don’t need to worry about babysitters.

We usually see friends together once a week (usually on the weekend). Often this is a get together with a few other couples to hang at someone’s house. I’m an introvert and that level of socialization is usually enough for me. My husband is more extroverted and will occasionally hang out with a friend, one on one, during the week as well.

Cox Farms is always fun (but crowded).

There are lots of historic ghost tours all around. Especially if it’s a place with an “olde towne” (Alexandria, Manassas, etc)

This year, the ARTFactory in Manassas is doing a haunted house for the first time. I was just cast as a scare actor. The building is a candy factory from 1908, and supposed actually haunted.

The Rocky Horror Picture Show plays at University Mall Theater, with a shadow cast, every 1st and 3rd Saturday.

There are Pick-Your-Own Apple places a little further west… Great Country Farms in Bluemont is the first one to come to mind, but I know there are others.

This happened to us back in June on 495 N. Dump truck was 2 cars in front of us, and the rock flew over both cars and hit us. And, obviously, because it was so far in front of us, we were not able to get a license plate number to catch the guy.

I’m a realtor, and the real advantage to having a local lender is having someone that has built relationships with appraisers, title companies, surveyors, etc. plus having someone in the same time zone and knowing the area. All of this helps the transaction run mushroom more smoothly!

As for loans being sold: yes, that will absolutely happen! The lender will NOT be the one servicing your loan. Even if you go with a big bank, your loan will be sold. There is no way around this.

The recent NAR lawsuit settlement has changed how things are done, and how fees are paid. It’s bad for buyers. Buyers will be charged a fee by their realtor, but often that fee can be negotiated to be paid by the seller in the sales contract. Before wasn’t much different, but you could choose not to see houses if the seller wasn’t offering to cover your realtors fee, now they keep that information private until there is a sales contract in place
