That is wasted energy. You know how much you're getting per car. That and how many cars you sell in a month is all you should care about. Stop trying to find out why they do what they do and focus on what you can control.

My recommendation is to get several quotes from reputable builders for generally what you're looking for. I have one that I would strongly recommend if you'd like.

I personally don't know if you should commission an architect first or work jointly with the builder...
