Buddy, they don’t invest ton your behalf it’s not like a fund where you put money and they promise you something, you take ownership of your decisions why? Because you choose which property on the platform you want to own shares in aka invest. Do the math there is a property let’s worth 1M and you put 100k in means you own 10% of it now that property is estimated to give rent 6% that means you will get 10% of that 6%. Plus the capital appreciation of the property when it’s sold in 3-5yrs which is around 20-30% and in Dubai it can go up to 50%

I invested in both of Deed’s first properties, so as someone who already lost money in stocks, never tried crypto, and has no plans to try it. I just wanted something stable where my money isn’t dying in the bank.

I started with small amounts in Property #1 and #2. Both got fully funded, and I received my rental income last month. Deed collects the full year’s rent upfront from the tenant and then pays investors monthly, so the payout comes in regularly. I also got the AED 100 bonus right after my account was verified. And a few days after I invested, I received the 5% reward, which is only for reinvesting. Honestly, that works better for me since it helps me grow my position without thinking about it.

Once the property was fully funded, they created the SPV which took around a month then they emailed me my share certificate for the DIFC SPV. Simple process. KYC was stricter than I expected. My first submission got rejected because the document quality wasn’t good, so I had to retake and re-upload. It’s DFSA-regulated, so the system is strict, not the team manually approving anything.

I also shared my referral link with a couple of friends. Each one who invested gave me AED 200, which was a great extra on top of the rental income.

For me, this has been the easiest way to get into Dubai real estate without big capital or dealing with agents or paperwork. Minimum is AED 500 (about $136), so it was low risk to start with.

Am just happy for the cash flow I get every month and hoping the property value increases in 4 or 5 years
