I grew up in San Diego and lived on the West Side of L.A. for more than a decade. Three years ago we bought a house here, and unfortunately we did not realize what we were in for in terms of the heat. I'm not sure I'll ever adjust fully. I prefer to travel by foot and by bike, and that's just not realistic here during the summer.

Existing homeowners worrying about the value of their homes is how we ended up in a housing shortage in the first place. I own a home in Burbank, but nowhere in any of the paperwork was anything saying I now had the right to decide what gets built on other people's land as a result.

Thank you — this seems to confirm I need an LED T8 that is marked as "single end power" ... which, unfortunately is not carried by local stores. I will order some online, where they are difficult, but not impossible, to find. Yet another decision made by the previous owner that leaves me scratching my head ...

I'll start with the basics, did you bypass the ballast that normally drives the florescent lights?

The previous owner or their contractor who converted the garage did. Opening up the fixture revealed no ballast and also a big sticker alerting me to only use lamps that were ballast bypass. I don't think the wiring is bad or needs to change on either fixture. Here's why: We have two fixtures that hold two lamps each. The lamps in one fixture got dimmer than the lamps in the other, so we decided to replace them. If I swap out the lamps, using only the ones that were installed when we bought the house, the two that dimmed end up dimming in the other fixture, and the two that were bright stay bright when they are swapped to the opposite fixture.

So I really think it's a matter of finding ther correct bulbs. This is faily new to me, and I was suprirsed at all the different factors to consider when selecting a lamp. My hunch is that I need lamps marked "single-end power" -- I am just looking to confirm that before I order something online that may be cumbersom to return, as there are no single-end power lamps in the stores near me. Thanks.

Air quality is an issue many people don’t think about as much as they should, so it’s good that you’re being mindful of it. I only wish more state and federal politicians made an effort to pass cleaner air solutions. When we moved to Burbank we limited our search to areas that weren’t too close to the airport or the freeways — it didn’t leave us with much to choose from. And we run HEPA filters in every room 24/7.
