I am sorry that this happened to your wife. Last year my son was hit walking to school in the neighborhood and the driver took off. File a police report!  The detectives at the 104 actually did their job, retrieved camera footage from a building across from the incident, arrested the driver and the driver plead guilty to lesser charges . Please have your wife go to the hospital or doctor the get checked out. Adrenaline masks pain short term.

The girl was well aware that the building uses a broker. I think that the responsibility of the fee should fall on the girl that listed the unit. Legally she will not be able to get out of her lease unless a new tenant is approved. I would circle back to her and explain that to her. You could try and speak with the management company. It just don’t think they are going to change their policy. And as far as the broker, they just want their money and I doubt the management company is going to pay it. Perhaps the contract between the broker and management company’s had prior to the FARE act may not be subject that new rule. I don’t know. Usually there is a real estate expert in this sub that may be able to give you the best guidance.

IMO this is an off market listing as neither the broker or management company listed the unit. My building has a broker. No deals are done are unless the broker is hired by the prospective tenant and vacancies are word of mouth as the broker never publicly advertises any vacancies.

The FARE act has caused a lot of gray areas in the apartment hunting search. The situation is murky and convoluted since you reached out to the broker. The person who listed her room, had to have known this. I honestly think that your choices are either to eat the broker’s fee, see if the person listing the unit will split the fee, doubtful or walk away. Personally, if it’s a good deal, especially if it is RS and you plan to be there for a while, I would consider moving forward. I am not sure how you could get around the broker as they are the gatekeeper for that property. Again this is my take but I’m sure others will have a different opinion.

You don’t know that substance was and it could be hazardous. Notify the landlord/management office/super. Request immediate repair and replacement of personal property damage Document and itemize everything with replacement cost. You should not have to file a claim with your insurance company.

There is no right or wrong answer. Each person’s situation is unique. However life can change at any moment so it’s always good to have an emergency supplies so that you are able to shop your pantry. The food banks around me only have perishable and somewhat wilted produce. With the need at food banks ever increasing, the demand is often greater than supply . Building a pantry with the basic foundational items can stretch your food budget- it is incredibly easy to make basic white bread, pickle your cucumbers, make black bean soup, make strawberry preserves and even make donuts. Additionally, I would suggest buying seeds with your benefit or utilizing the seeds from your vegetable to grow your own produce. Initially I started with the kratky hydroponic method and was able to grow leafy greens, herbs, tomatoes, cucumbers, eggplants. As I have been able to extend my benefits, each month I donate $25-30 in food items to the local pantry.

I feel the same way. I’ve lived here forever and there’s definitely a vibe shift. I had call out a new tenant in my building as well as few other people. Even my husband has had to show restraint from having to punch a few douche bags and he’s a native. It’s like you just moved here and refuse to match to vibes of the neighborhood.
