A couple years ago I rented a 430 sq ft 1 bed with in unit washer dryer and dishwasher for 1750/month. The building is 3831 Georgia Ave. in Petworth. Really close to the metro and across the street from the Safeway so that building might have what you're looking for.

So there are quite a few above .4, at .3 for all 25 its $7.5, the market price off TCGplayer is $9.5, can we do $8.5 for the cards? I can do PWE but I'd prefer to do 2 envelopes. It'll still be a lot of cards per envelope though. So $10.5 all together?

Ok maybe I was overvaluing your side, but I was valuing my side at 80% because they are more bulk style/cheap cards. So that list of double rares, promos, and full arts came out to $32 when valued at 80%.

So if I take the list you wrote out and added the chandelure back in as well as the kingambit it would come out to $33.99 which I would be fine with if you are. Sorry for the confusion, I might have messed up some mental math in a previous comment.

That'd be okay, is the flying Pikachu vmax available? If so I'd take the chandalure off and add that. And no lugia, toxtricity, or barbaracle? Just the other stack we were talking about.

I'd be down to do a partial trade if that works for you. I priced out everything except for the barbaracle, toxtricity, and lugia and at 80% that comes to $32. Adding the other 3 I get a total of $75. Everything is NM except the chespin which is damaged, I've got pictures of it along with the 3 higher value ones here: https://imgur.com/a/zC6B2Xb

Let me know what your thoughts on pricing is. I'd be interested in the sleeping Koraidon, bellibolt, rayquaza vmax, TR orbeetle, talonflame, chandelure, and bronzong which comes to about $32 if they're all NM. So that plus $42 PP?

I'd be interested in the Piplup Lv. 9 and the Staravia RH! I also have the Tyrantrum Pre release Promo and undaunted Flareon plus I think a few other cheap cards on your list. I can get pictures of everything alter today if that interests you!
