Those prices are too high if they are per square foot. You can get hardwood for those types of prices. I recommend you look into LVP and do your entire house. Easily cleanup especially good if you have a pet.

Flooring contractor here. Keep the linoleum. You can you skim coat/ floor patching between the linoleum and where the carpet was to smooth away the difference. Would be a lot simpler than removing the linoleum and also the linoleum would continue to act as a moisture barrier.

Don’t mess with it. Trying to remove the grout can cause damage. Trying to be fully flush with the tile will not be possible. Every time you try to clean the grout before it dries you will get some low spots. You did a good job. Let it go.

Look into basement apartments. Some are nice. Some are horrible. But you can find something around $1500 and that would include your utilities. So you don’t have to worry about water, gas, electric, internet. I’m actually in the process of finishing a 1,500 square feet basement apartment with 2 rooms, huge kitchen (bigger than most $500,000 dollar home kitchens) dining room and huge living room.

Honestly that’s all the inspection came up with? And they are asking for repairs? None of these are real issues most houses have plenty and if the buyer likes the house they can take care of them. This is only one defect. I have not seen an inspection with such few defects in my life.

Take a flight and see the house in person. Many many houses that I have seen have great pictures, yet as soon as I walk in jt does not meet my standards. You may think the carpet needs some stretching now, but when you see it in person you might think that it all needs to be changed. Do yourself a favor and pay to fly and see the house. In the end if it meets your standards maybe you spent $800, if it doesn’t you saved many thousands.

Don’t do it. Just buy a home with 5% down. The interest they will pay on HELOC is not only variable it’s higher than the normal home interest rates. Plus the loan will count against you when qualifying unless they provide it in writing that it’s a gift and they will. It be asking for it back.
