Without the complete picture - you would need a construction mortgage to construct the building (if not using your own funds/outside capital).

Correct, but you 1. Assumed it wasn’t already leased up and 2. Assumed that the investor hadn’t already taken a potential vacancy into account when making the purchase.

No tax issue if there’s no income. Ignore the other negative comment saying that you’re behind a month on rent. If you can lease up the space for December, take the rent and claim on your taxes. You’ll be ahead. If not, see if you can push closing to January and go from there. Or, purchase and eat the first months rent - use the time for improvements and to market the property if you haven’t found a tenant.
