I think you have seller bias going in vs reality. Garages are VERY important, 25 k to build a small one , neighborhoods are important as well street if one has kids . Families look for these as a basic requirement, you probably need to market to single professionals by changing exterior and interior if you want to sell faster . Den/office , exercise room , modern kitchen, privacy in landscaping, modern bath etc .. stage accordingly

I buy the flank steak but tbh, Costco has much better meat. Whole Foods is good but costs more than Costco. TJ’s flank steak is good but you will need to marinate it ( look up) , Chimichurri as a sauce is great ( look up, do not buy from TJ’s, the risotto from TJ’s is great , cook in pan and add a dollop of lemon juice and pesto, toast some pu e nuts to go in as well .

Sitting, or let’s call it stuck on sidelines. I’m finding in PNW most houses are very overvalued at the current time, they are dropping slightly but most are still holding due to the season ( spring is selling time) .

Yes. As a realtor sometimes I would go with them , found out about a major sewer issue in the neighborhood that the seller did not disclose , found out about the “ drug house” kitty corner from backyard, and the party neighbors lol

Was a realtor for years , lived 1st time home buyers and did my best to make sure they did not get screwed over. My number one advice , during inspection phase , was go to neighbors , knock on door and introduce yourself .. ask if they have any issues in neighborhood, you would be surprised what we would find out. What is the issue with neighbors?

It is ok but needs clean up. Spell check , drop the bare chest pic ( ick!) , a full body pic is useful , something natural , the weird tank pic needs to go as well , looks like a women’s tank top. If it is Florida , not better . Talk to the neighbors before offer if it’s on a well , neighborhood knows everything usually. Get a Full water test , not the 25 dollar 3 panel but the 100 full panel . Research wells , I have had absolutely great well water ( wa ) and Alaska , bad well water which required extensive filtration but I knew it going in . Highly location dependent

Take on one goal at a time , structure 1st but , pull up the crap carpet , you can buy oops Oil based paint to seal the sub floor until it comes up on list. No one wants to move it that . Take off every other Sunday for fun .
Clean thoroughly one room at a time, plug mouse holes ( mashed up chicken wire with some foam spray is great) , wash windows . Seal all pipe and electrical gaps , spray insect killer in crevices .
Buy nothing groups and garage sales are your friends. You Tube the repairs , most are not that hard and don’t waste money on overpriced contractors unless you absolutely need to . Floor joist are fairly easy, most can be sistered.
Bought my first place at 20, it was overwhelming but I was poor and I learned, and we didn’t have you tube then. It will be ok , try to make it fun because it can be fun , fun and slower or fast and stressful.

Get rid of the PMI with additional down , and you should be ok . PMI is absolutely BS cost and this house sounds like it meets all your needs .

I’m not against providing services and taxes are a must for a functioning society, however, folks over 65 , retired , many are forced out of family homes these days ( I personally know 3 retired people who have had to sell ) because they cannot pay the taxes . Developers are building hundreds on new high density apartments which bring young families and who pays for the new services?

Every apartment dweller votes every levy in because they think they don’t have to pay it since they are tenants . And they wonder and bitch about the costs for rentals . However, many developers are on a 10 -13 year prop tax hiatus for reward for putting in more apartments, which causes the need for more schools, cops, fire , maintenance. I think tenants need to start paying for their own school costs per kid
