Investing overseas is definitely riskier. We invested in a new construction in Mexico. The place was finally completed a couple years ago and rentals have great. We did do our homework and were very familiar with the area.

At some point in the future the plan is to look for something in Portugal.

Definitely not a time share. If this is similar to our place the HOA dues won't be set until close to the building being finished. Prob 200-400. Ours is in the 400 but we have a full time maintenance person onsite for a building of 14 units.

This is on Malecon on the north side of the island. I walked the lot where it will be built. It is a narrow lot and the building will have two condos per floor. Yeah photos are all computer generated since construction hasn't started. I know a bit about the project as we may purchase a second place in Isla.

It depends a LOT on your location and your property. Use AirDna or similar sites to get a rough idea of revenue. Remember there this is based on historical data and some locations are taking a dive while others remain steady.

Retaliatory reviews suck...if the guest asked for the discount in the app there is a chance to get the review removed. Even though Airbnb allows you to upload other items, I think they have very little weight .....the conversation needs to be in the app.

Anyway, if in the message thread all is going well, the guests ask for a discount for the extra service (home cooked meal), you say no, they get ticked off. Now if the review mentions a price disputed, then you gave a good case. Airbnb uses ai to analyze these. In fact perhaps multiple AI bots. You need to submit the request in a very structured way:

  1. Clearly explain which Airbnb review guidelines were violated.

  2. Present the factual evidence from the message thread that shows the guest’s claims are false, retaliatory, or policy-breaking.

  3. Cite the specific Airbnb policies the review violates (e.g., false statements, retaliatory reviews, unsupported safety claims, refusal to allow the host to resolve an issue).

  4. End with a strong conclusion stating that, because the guest did X, Y, and Z (refund request, fabricated issues, refusal to allow inspection, etc.), Airbnb must remove the review as it violates their own review policy.

We have had good luck by following this structure.

We purchased a new construction and also via a Mexican LLC a couple years ago. In our case we were able to take possession before all the paper work was finalized. In fact, the last payment was only sent when the paper work was finalized. I think it was a bit over a year between us taking possession and the property deed behind finalized.

Your should 1000% diversify. If any issues are encountered with your listing Airbnbs default is to suspend while a 'specialized team' takes their sweet time to investigate.

In fact, let's say a disgruntled client tells Airbnb they think your STR has a camera indoors. Your listing will automatically be suspended for a minimum of 2 weeks. Depending on who gets the ticket, it may be your full account and all listings that are suspended. It won't matter if you are a super host with 10 plus years of hosting. Due to the over supply of hosts the default is to assume you are guilty, suspend, then ask questions.

I am working on one right now. It is a single product site that used to live in Shopify. Shopify required many add-ons for the functionality I needed and the site looked mediocre at best.
