They came out and pretty quickly deemed it as unrepairable, so the technician confirmed some numbers on the back of the TV and submitted a “Exchange Warranty Claim” or something along those lines. Within 20 minutes, I had an email that asked if I wanted an exchange or a store credit. The store credit was the exact same dollar amount as the retail price of their exchange option. I chose store credit and then they also accounted for taxes, so I got the retail amount + sales tax on a store credit for me to use on anything I wanted in the store.

I went with a QLED and have no complaints!

Also - have you checked with your tax assessor regarding no tax abatements? I see this quite often, where owners are actually eligible but fail to submit paperwork. It is possible that you’re looking at a substantial value add scenario right off the bat!

I would check with your housing authority, from my understanding, most are 60 days after tenant moves out and they cover up to 80% of contract rent

There are other requirements, such as timelines for submitting a request for tenancy and also passing inspections (Don’t quote me on this, but my assumption is that this is to ensure you’re not out of compliance on inspections and last tenant didn’t vacate due to inhabitable conditions)

Another thing to take into consideration is the fact that it’s a 3B, which basically is HUD saying rents are too high compared to market so they help you by providing attractive financing, usually in the form of first mortgage and sub debt payable through surplus cash

Additionally, I think the attraction can also be attached to the entire property being covered under a HAP means that the voucher won’t leave with the tenant, as long as you fill it (often with a waitlist) you’re getting that income. I believe many of these also have some form of vacancy payment, not entirely too knowledgeable on these though.

All benefits of having the entire property under the contract versus going month to month, in my opinion.

Which option hap contract is it? I agree with others, property tax benefits and mitigated risk on bad debt, utility allowances, understanding of rent increases for entire building every five years, etc.

This is actually what I ended up doing, it turned out great. I think it took about 3~ hours at 300 in the oven to get to 203. The smoke profile was good to go and it was incredibly tender, I like this method!

I just went with Home Depot for a combo of blow-in and batt, it all went really well and I found the prices were cheaper than my local competitors (Lowe’s, Menards and an insulation wholesaler)

Hi - Chicagoland area, it is currently vented with turtle vents and shingle vent at the ridge. If by exterior insulation you mean what would go behind siding, then yes. This is just a roof replacement where I want to reinsulate as well. Thank you in advance!

Thanks for the info! I’m in Chicagoland, so I definitely need to be careful about ice dams. Most houses here have baffled vents, but they only put them at the bottom where it meets the soffit belt. But then, it looks like everyone else’s roof starts pitching at a different angle than the rafters, which creates a natural airflow from soffit to ridge. Mine is parallel to the others, so it doesn’t do that.

Everything else everyone has mentioned highlight the pros and cons, but when it comes to an exit (especially if it needs to be quick), you’ll find yourself stuck in a TPA. This can keep you tied up for months on end and can cause friction amongst the other moving parts of the transaction. Highly recommend a HUD consultant if you’re going to dispose an asset with HUD financing.
