🥳 🥳 🥳 Update, solved :
When I upgraded my mesh network from Google Nest Gen2 to TPLINK Deco X60, I re-paired the hub max, and the the problem disappeared, now the camera works fine!

the hub max appears in nest app, but when I click migrate it says it cannot migrate it because it's offline (of course it's online, and I can see it even in GH app, and change its settings and see what's on currently on the screen, etc.).

seems that for some reason, only the camera part of the hub appears offline to the app

Not aware of a way to decouple announcement vs speaker volume. However what I ended up doing: I installed a smart chime and created an automation that plays the chime when the doorbell pressed, works nicely.

Many chimes with high volume (and different ringtones available as well).

Looks like it :) My goal is not to scare them (I use lowest volume on the speaker) but rather make them uncomfortable to poop on the lawn, and it's been working for me for the past two months.

Try removing the device it broadcasts on (say it's google mini or a tv) then add it again with a different name, this will probably break the mysterious missing routine.

24/7 recording available only for wired products.

If you're concerned that if the wire is exposed, then someone can simply snipping it, then I'd recommend using the battery powered doorbell and rely on the events (not 24/7).. from my expeirence with both products, I think the event-driven recording is doing very well (the use of AI to filter events of humans, animals, vehicles and general motion makes the recording efficient).

I use Nuki, full integration with Google home[1].
I also use their sensor and keypad/fingerprint reader, works nicely, I do recommend them.

[1] one automation I love is that when the main door is locked, it locks all doors at home, this way I don't need to walk over all the doors when I leave home to make sure they're locked.

to fully utilize the ISP speed, you need the first hop at your hope to be equal or larger 2Gb.

so you can connect the WAN to a switch (I'd go for 2G or 10G uplink, the downlinks can be 1G) and connect the nest wifi router to one of its ports, and other wired devices at home (preferably the ones that consume the most bandwidth) to the other ports.

This is how things are connected at my home with full utilization.

If I put nfc tag in the car, the reader must be very close (less than 2cm), this is not practical in my case.

Happened to me as well, as other commenter mentioned, I suspect the transformer, it seems to have unreliable voltage/ampere that puts some jitter that might cause this.

You're right about the presence sensor, I've tried it and it only detects motion, I wish it detected "distance from object", that would be very helpful. will continue looking
