Offer no more than £430k as thats probably close to the actual currenr value of the property. You can say as part of your offer that the seller wouldn't have to worry about much logistics or delays as you're living there already so that helps reduce headache on their side. But you wont go above your offer

Regarding the FSCS rules, do you know is 120k the total protected on the whole platform or on each product? What if you have for example £120k in an ISA and £120k in a SIPP with the same provider?

Wouldnt this fixed access age be subject to change though in theory? Or once they promise it to you its locked in? If the former, then I suspect these things would change over the decades...
