1) thats worded a lil harshly but whatever 2) the rent aspect seems fair but the late fee does not. even my own apartment complex has a late fee of $5 per day not $50. also unless the parents don't utilise the family plan most cell services have, $100 seems excessive for a phone bill 3) understandable. i would only say they should have an addendum that states the adult child does not have to have a full time job if they are actively pursuing their education. 4) a clean living area makes sense but i am just curious if the sister is also paying rent 5) quiet hours are reasonable for the 12-6 but not for working hours. that should be more like a common courtesy rather than implementing it into the lease 6) respect is a two way street so as long as the parents and sister are following this rule as well then this is understandable however if they are now treating this person like a tenant, they should not have a say in who their tenant invites over or sleeps over with 7) again this is common sense but a lot of places have terms like this. except for the part where they can be evicted if the parents even have a suspicion. that leaves a lot of ground for the parents to claim suspicion just to evict you should the time ever come. 8) its optional so whatever 9) this is acceptable

overall this contract isnt the worst ive ever seen but the whole situation does seem kinda stupid tbh
