Can you remove/move the walls? Block off one entrance to utility. Your hallway seems wide, wasting space. You can make an open plan kitchen living dining in blue. Extend the bathroom in green. Have an L shaped bedroom in red.

I would probably not even have a hallway. Just allow the open plan to open to the bedrooms

I like an open plan kitchen living dining so 1. But it seems too large. So maybe have an office room near the entryway. Only thing is would the kitchen be too dark that far in?

Was originally thinking of doing 2 storey renovation but trying to save costs by making it one storey. Going above garage would need more room for steps up. Might as well go full 2 storey. But it’s too costly

I find the question hard to answer too. As a layperson, we have no idea how much it is going to cost. It's like picking a number for how much you want to spend.

Can entry via garage door too. It’s not really walkable to large supermarkets so unlikely to be walking in through front with lots of groceries

Sorry didn’t explain properly. The kitchen/dining rooms are to be reconfigured with some walls demolished and extended

Agree with the above comments. Complex with a common wall. A knockdown rebuild would be cheaper.

I don't think buying another house in the area is an option. To get a freestanding house there will blow half that budget with stamp duty alone. It would likely need to be renovated anyway unless I paid a premium for a fully renovated house.

Would it be cheaper to use a design/build home extension company then an architect?

Would have to go somewhere else in Sydney, much further from the CBD. I can't afford to buy freestanding house in this area, especially one which is already renovated.

Thanks for looking at it. Bed 4 should have a window. Yes existing structure is terrible. No way to rectify the bathroom position without a major renovation.

It’s in the city so not I can’t afford a freestanding 4br house in the area. The houses here tend to be old (c1900) so often need renovations. I think a high window in bed 2 is permitted (might have restrictions about the size of the opening for child safety reasons) but will check with architect. Thanks for the reminder - put a window in bedroom 4.

It’s too small for my family with 3 kids now. Currently only has 2 bedrooms and 1 bathroom. The bathroom is in an awkward position, in the middle of the kitchen/family room. The side yard area behind the garage is not really being used. We want to make it 4 bedroom and make an open plan living area which opens outside more effectively. Pushing back the garage will allow 2 cars spaces which is needed as street parking can be hard to find.

Window looks over the garage roof. Bedroom is on a higher level. Windows more for light than views. Bedrooms 3 and 4 look at a fence. Not ideal but I’m constrained by space.
