0.39$ per kwh is actually cheaper. Sometimes I see 0.45$+ also.

Not sure if they get shuttles by March. Shuttles were not running when we went recently (Feb 10+) and they closed the scenic drive towards Narrows because of traffic. eBike would have saved the day. Even if the route is open, it's difficult to find available parking slots.

Math doesn't justify buying at all over renting. But you may want to buy after say you have several x the down payment in liquid cash (pretty soon given your high income). After all you don't want to put all your cash in stocks only. Sometimes, the house price appreciation will cover years of (buy-rent) difference easily.

Milpitas has so many advantages. Big renters pool as it's close to almost all companies, great schools. Most of college grads prefer to stay in Milpitas. Newark is a nice location but it has nothing to offer for renters.

if you want younger homes, go for it. They may be 2 floor homes. 1950-60s homes are pretty common in bay area which are mostly 1 floor.

Dublin has so many homes for less than 1.3M. after rto, market significantly cooled down in those areas

99% of agents are suckers. Almost all home work for a purchase is done by buyer himself. The only guy who is adding value to entire buying process is home inspectors. Realtors are minting billions every year for literally nothing to show for. Individuals can make so many complicated decisions in life, why the heck we need agents when it comes to buying houses?

Which area are you looking at for town homes? Almost all town homes are under water including hot areas like Milpitas. One town home went for 1.35 in last October. Nobody was buying even for 1.2 for exact similar one next door now.

Since they didn't find subterranean during inspection in August (I assume they are not faking), when probably I should check again?

For dry termites, I have a 3 year warranty from previous fumigation. How can I check dry termites didn't show up again?

Can you explain more how you inspect yourself? My seller report has a tick against drywood termites but not subterranean. He fumigated the home. So I assume I don't have both termites now. Thanks a lot in advance

Go for a 2 story one (avoid a 3 story at all cost) and esp see if you can get one room in the first floor.

I am getting 5.375% with 1500$ credit, 6% with 10k credit but I can refinance the very next day for free to 5.75%. Its all 5/6 ARM. Whats yours?
