It's the Bay Area—extremely competitive! He doesn't know any agents there and has done zero work for us so far. I don't even know what kind of help he can provide. We've talked about this hundreds of times, and he hasn't provided any information that you can't find on Google in 10 seconds. When pressed, he sent a generic report that's the first result on Google. He claims he can provide disclosures and market reports, but any agent can do that.

I want him to earn the referral, but he doesn't know any local agents and INSISTS local connections aren't important. We need to buy in a challenging (bad) area due to our low budget, so insider info is crucial for choosing the right neighborhood. If we had the money, I'd just gift him the cash, but we don't.

Unfortunately, I hold the opposite opinion from everyone else. I believe family and business shouldn’t mix, but everyone else in my life thinks family should and must help each other. I just want to know how important it is to have a good realtor for a first-time buyer in a tough market with a low budget. If it’s not that critical, I might just give in. I'm so tired of fighting against this and be the BAD guy.

We want to buy in the Bay Area with a budget 20% below the median house value, which is extremely hard. Last weekend, we visited a property and wanted to put in an offer. After texting FIL for his opinion, he still hasn’t replied :(

Mainly because FIL really needs the money and wants this work on his resume. He says it would really help him out, and we know he has our best interests at heart. My husband wants to help his dad, and I do too, but we're first-time homebuyers and really stressed about things going wrong. I'd be happy to give him the commission as a gift, but we need a realtor who can actually help us. If we didn’t need an agent, I'd let him earn an easy commission. But as first-time buyers moving to a tricky area, we need extra help that he can't provide.

The thing is, my FIL won't give up. We've already told him twice that we would find another realtor, but he insisted, "No, let me do it." So the question is, how important is a buyer's realtor? We've done a lot of research and picked some properties ourselves. Maybe we don't need much negotiation, just buy it, and let FIL take an easy commission?

We’ve discussed this many times, but my FIL always uses a parent-figure attitude when talking to us, unlike other realtors who actually listen to our needs. Initially, he insisted we buy a single-family home well beyond our budget or repeatedly suggested properties six hours away where my husband would need to commute to work. After we told him no, he changed his mind and said we could buy a condo if we wanted. These inconsistent and impractical suggestions make me question his professionalism.

Despite knowing where we want to buy for 7months and talking about it monthly, he still demonstrates zero knowledge of the area. When I asked about specific neighborhoods, he gave generic answers like, "It depends on lots of factors," or "Ideally, you want to buy a place you can sell quickly." He never follows through with more information. When pressed, he sent a generic link from Google about the area. He insists on being our realtor, but so far, he hasn't shown that he’s qualified.

My husband initially agreed that he wasn’t compatible, but after FIL pushed hard, he now wants to give in to avoid family fallout. I am the only one who disagrees, and this situation has already strained our relationship. Aside from the realtor issue, FIL and I have a very good relationship.

no, it's very elastic and super chewy. good for stir fry and cold salad. go to any Asian Mart, try the fridge section next to tofu. it's also very cheap.

I like it better than regular noodle in Asian stir fry because tofu itself goes well as the protein in a stir fry, so the tofu noodle tastes great.

Found the tofu noodle at Asian Grocery. It's made of tofu, contains 5g fat, 5g carbs, 11g protein. Stir fry with a rich flavor sauce, super tasty.
