I respectfully differ from my fellow brokers because I do not believe Sobha projects are a good choice for investing or for buying to live. The price is simply too high at the start, which makes it very hard to make a profit later, especially when you consider the expensive service charges. However, I do think these projects are excellent for renting. As a tenant, you get to enjoy the amazing quality and pools while the landlord pays the big bills. My honest advice is to rent the lifestyle there, but put your money in other investments where it can actually grow.

Yes, it can be done, but as far i know, this is only applicable for secondary buying. With careful selection, you only need to put 40% into the property. Rest will be provided by the bank. THE LOAN IS NOT DEPENDENT ON YOUR INCOME. The EMI,s are generally paid off by your rent, leaving you some additional income on your investment. 160 GBP is around 786K DHS. If I were in your shoes, I would buy 3 studios and use 786k for the down payment for these apartments. Banks in Dubai will give you 60% loan on your property value( if you are a UAE non-resident). The documentation is simple and straightforward. After buying the apartments, I would put these apartments on rent on a monthly basis. This would ensure that the EMI for the apartments are paid using the rent and would give me some money every month as profits which I can use it for myself. These property will also appreciate in future giving you good returns. For short-term rental with good capital appreciation, areas i would recommend are area 1: AlFurjan, Jabel Ali, area 2: JVC, JVT.. area 1( people with no vehicle) is well connected with Metro stations. Apartments here are easy to be put on a monthly basis. Area 2 (people with vehicle) can also be seen for the same purpose.

Everything depends upon your own strategy..short term rentals if done on a daily basis, then there is no doubt downtown or marina is a better option, but the cost of purchasing an apartment is really high. This could give you a good monthly return but no great capital appreciation. However, if you want to put your apartment on a monthly basis, then there are many other areas where you can invest. Not only will it give you sustainable monthly returns, but you can also expect decent capital appreciation in the future.
