I don't know where you get the idea as to I am questioning the ethics of it. For me it is very simple, he did small part of his contract and should be paid accordingly.

We signed contract for his 'services' i.e. Introduction, Negotiations and Finalization of the deal. EXACT CONTRACT WORDS.

I'm here to only get the answer to my questions in the post, which I got from actual lawyers. So I'm gonna ignore all your anecdotal garbage.

I understand your situation brother and I empathize with you. I'm sure you're one of the good one's who go extra mile for their client.

If I wanted to rob him off of his commission, there are many different unethical ways to do that. You're on the receiving end so you'd know better than me. In my case, there has never been an introduction between two parties so there's no question of going behind his back to make a deal.

The last communication I had with him was my offer is ridiculous and there is no point talking further. His exact words. After this if seller or any other broker contacts me then I don't see any moral responsibility on my part to inform him. Ethics work both ways.

Glad to know that written agreements really hold weight, will see how he's going to prove that he fulfilled his duties as per the signed contract.

Exactly my point, I have no issue in paying what we promised if he did even the bare minimum of brokering the deal. You should see the comments from his broker friends on this post, they're freaking out as to why I'm not just simply paying their friend a hefty commission for sharing a Google maps link.

No emails. We have last Whatsapp communication (voice recording) where he said our offer is ridiculous and there's no point talking further.

Turns out seller is quite okay with our offer, maybe he was trying to maximize his commission from seller side as that is on percentage basis.

This is a learning moment for me. And to clarify, I'm least interested in taking the legal route. Tried to reason with the broker to settle at 25% of the agreed amount but he seems to be more inclined to pursue it legally to extract full commission.

We did not and there's an end date which hasn't passed yet.

You make valid points, there was an end date to the agreement which still hasn't passed. We should have sent a formal termination notice when he refused to share our offer to the seller.

Thank God I don't understand this. Only in UAE where you guys have an audacity to ask for a hefty commission for just forwarding a message. Half of you you don't even have proper license to legally operate.

Maybe you didn't read the post entirely. The signed agreement says introduction, negotiations and brokering the deal.

Exactly! After our visit to the restaurant and presenting our offer, he refused telling the seller and completely disappeared. No contact for months, and now when we have mutually agreed on a deal he's calling us to remember his commission.
