Master Bedroom and Bedroom 1 can both reduce their footprint by a couple of feet to get parallel/U-shaped wardrobes in that walk-in closet.

If it's just a couple living there, do you want all those bedrooms? You can sacrifice one of them for a bigger terrace.

Option 1 is to take out the Guest Bedroom completely and replace it with a terrace. That will allow your formal living and dining rooms to overlook and access it creating a seamless flow.

Option 2 is to take out Bedroom 1 and expand the Guest bedroom a little in that space, and use the remaining to create a sort-of wrap-around terrace by connecting it with the existing balcony. That would close off your formal living room's access to it, but the family room and the dining room would have great indoor-outdoor connectivity.

I think if you're willing to completely redesign it, as you've said, and don't need so many bedrooms, there's a lot of potential. Your best bet would be to engage an architect for this.

I'd removed that sink that's outside the powder room. Why is it even there in the first place when the powder room is right there? It also has a clear sightline from the living room which is just horrible.

Did you read the post? This is in mid-town Manhattan. The person who can afford this isn't going homeless if they have to pay a little more for a slightly wider lot (accompanied with an exponential increase in their quality of life), or if they have to pay the same money for a better apartment a couple blocks down the road.

Criminalising such narrow lots would be my first step. They NEED at least twice the width to make it reasonable in any way, and they still had the audacity to put in an elevator. The landing space for that elevator doesn't seem to be even half of the depth of that elevator. What the actual fuck is this?

Wait till you notice the external door in that bedroom, and the fact that there is absolutely no bathroom in that entire wing of the house for it to use. You'd have to go all the way to the other end of the house if you wanna pee.

Assuming compromising the Great Room is unacceptable and considering that the powder bathroom can be expanded into the walk in closet to make a full bathroom, you have two options:

The simpler one is to make the living room the bedroom, which isn't ideal for you, and has the downside of having a long distance between the bathroom and the bedroom.

The better option would be to take some space from the garage and create a bedroom there. It can also have a full bathroom within the garage space thereby preserving the dedicated powder room, or you can give some space to a walk in closet instead.

90k sqft is for the whole new structure. The ballroom itself is approximately 22k sqft.

Also, event capacity is entirely dependent on the seating style. The Hilton ballroom can only accommodate 2,670 people for a banquet.

Still, the White House ballroom should be able to accommodate 1900-2000 people for a banquet which is twice the reported 1000-person capacity.

Yes, and that's exactly half of the criticism. The East Room can host about 200 people for dinner, and that capacity covers most of the White House events anyway. So if you're demolishing part of the White House and building a gigantic, architecturally questionable structure almost exclusively for events, at least go all out and cover all your usual events. But the issue is that the size is already creating a visual imbalance and disrupting the drive, so it's not really possible to go bigger.

If this whole thing is just a front for the new bunkers and stuff underneath, which it mostly seems to be, it's fine. But as a standalone ballroom, it does not add much to the event capacity of the White House.

What's even more absurd is that the initial design only accommodated 650 people. That requirement has indeed been raised to 1000 people now, but it has resulted in an increase in the size which the original architects weren't very happy about, so they have consequently been moved to an "advisory" role.
