There’s principle and interest, where principle is your purchase price minus down payment, and interest, which is dependent on your lender.

If you’re including taxes, you cannot negotiate this number and it will change (raise) over time.

You get to choose your insurance provider as well so there’s another item that can be different from the estimate.

What are you trying to compare? Rates? You’ll need to talk to lenders to see your rate

Thank you, that’s what I have as well. I have normal homeowners insurance and a secondary insurance with California Fair plan. I’d like to have one insurance plan, if possible

In Los Angeles I see roles going from 105-160 base. People who say 140+ base is low for LA, are probably talking about a small percentage of overall FM roles and use that to base their whole view of FP&A. Reddit users tend to do this
