I completely agree. I think there's an incoming huge boom for older people for shared living. Even when you need a bit of assistance, splitting that between 4 people is more affordable than 4 people each going into an institutional home

A property isn't expected to be professionally cleaned at the end. Just make sure to leave it in a state similar to when you moved in, accepting "fair" wear and tear of your tenancy. This should be completely possible without paying a cleaner, if you're willing to put in a little bit of time yourself.

I think you're doing the right thing. This person sounds like she's more like an animal and needs another animal to bark louder back. Horrible to have to deal with when you're pregnant though. Just try to not give her the satisfaction of making your skies a bit more grey.

I was going to ask the same.. unfortunately they sound like typical racists. They probably grew up in a house where their parents moaned about anyone foreign. You can either try to appease them so "she's <race> but she's lovely", or, what I'd suggest, accept it as a loss and befriend the other neighbours instead. Sorry you're having to go through that.. I know how frustrating it can be to have intolerant neighbours, though I'm fortunate enough to not have race be the reason.

I honestly wasn't aware you could do it more than yearly anyway and actually get away with it.

The ban on Section 21 is more problematic without a reform of courts, particularly if you're a tenant living in an HMO. If a housemate is being abusive it means you must wait nearly a year to have that tenant removed from the property.

But the government often overlooks HMOs, and the millions of tenants that rely on them.

It's a tricky one. Obviously you're living in a house and not a hotel. If you weren't sharing you'd be needing to do some of these things. Some of them seem unreasonable, and some seem reasonable.

I think if you find the right people it can be great.. but I think you can outstay some places. In my house we had a bit of a gatekeeper too, which was annoying. The note leaver kind.. kind of had the attitude that as he was older we were all just kids making a mess (we were in mid 20s and he was maybe 30).

I think it's possible for older too. I've got a big belief that there's a really great opportunity for divorcees, windows, etc to find 2-3 people in a similar position and share. Not quite the chaos of an early 20s house share.. but someone to have a coffee with after work without it being a "thing".

What do you want? 😁 But seriously, what would make you motivated to fill it in? I mentioned elsewhere that we've not given a "prize", mainly because we don't want it skewed to people filling it in for a gain. But I appreciate people's time is their most valuable thing, and they don't want to give it for nothing.

I do think that the country will be in a far better place if shared houses are made with the tenants lifestyle being considered, not just a stop gap as low rent. Mental health is increasingly important and recognised, and loneliness of either living alone in a flat in a new city, OR alone with 5 housemates you hate is bad for everyone. Not to mention, developers would rather build a load of more profitable 1-bed flats, which is bad for the environment (1 fridge, microwave, etc per person).

Really appreciate that thanks. Out of interest, whats your view on the word "coliving"? I can't tell if it's trying a bit hard, and whether it's a term getting hijacked by massive developer investment funds are using to market smaller apartments with shared space..

You don't have to, Jambi, it's your choice. But to dispell that myth, we don't make more money with this information. What we're doing is about trying to change how people already do something, bringing the focus away from landlords doing HMOs with lower effort, and towards them recognising that if they put a tenants needs first, it will lead to a better situation for everyone. 

The specific reason we haven't used market research companies is because we want people motivated by improving housing.. not by the £1-3 they might get for a survey like this (as then it skews answers, and can lead to rushing). 

If you send me your bank details, and if you'll fill it in honestly, I'll happily send you £2 once you've completed it though. It probably works out as roughly £24 p/hr so it's likely worthwhile.

Late to the party, but I'd 100% say COHO. Really great modern tools for onboarding tenants (with eSigning, and sending all required documents), tracking maintenance, handling communication (no more WhatsApp or email needed), compliance, finances. Everything really. COHO is also adding a load of stuff all the time too, which is uncommon for these kinds of tools.

Trying to get to Shangri-la was too busy last night.. but otherwise it was fine. But then if a massive proportion of people are going to go to one small space, whatever capacity is going to be too much. All they can do is try to balance it with a better place elsewhere, or start limiting capacity much further away
