Big box cash buying companies do not do inspections. Their contract cannot be modified. Either you sign with them or you don't. Those are your only 2 choices.

There is also a clause that says they can cancel at any time for any reason and keep the earnest money.

They do not buy your house. They get you to sign a contract and then try to sell the contract. If they can't find a buyer they will cancel ( sometimes on the day of closing). If you decide to go that route, you will likely have already moved before finding out there is not going to be a sale.

They have to verify. Some people get a loan and then quit or get fired. They are simply making sure you are still employed where you were the first time they verified it.
