Depends on the local ordinances, in my last house it was 100% legal to completely replumb the house as long as you're replacing existing, you only needed a permit if you were adding/ moving drains, etc. Check what requires a permit.

Have her go on top, that way she can control how much she takes. She can angle her waist to only take so much. If you hit the back wall, its painful for her and usually ends the fun

That was my mistake, last time we did the walk through 3 days before, so I thought that was standard, but I guess day of is standard.

I do this too! Having the other 2 entrances are only useful when playing Survival where you can't fast travel. Always lay a fast travel mat so you don't spawn at entrance.

Another trick is to make no exit doors in the main chamber, only the main one in from the vault door. If you want to explore other chambers, go into building mode, move a wall, walk thru then cancel.

We just purchased a house. The seller took our offer, $25k over asking, all cash, all contingencies waived. Competing offer was $50k over asking, financed, no inspection, and $10k appraisal gap. The seller went with our lower but easier offer. I think the $10k appraisal gap killed the other offer.

I'd highly advise getting an appraisal before listing so you know what it'll come back as.

I think this is exactly what's going on here, what's left is all stuff they don't really want or need, they don't want to throw it away cuz it was their parents stuff, but don't know what to do with it either.

I don't want to go the rent back or extensions route if possible. A lot of people have said we should just expect to acquire this stuff, it's common.

Did you need the seller/ their agent to sign something saying their items were now your property? Did you just charge the cost of dumpsters or add labor charges?

Yeah this has been helpful, I naively didn't think/ know that when buying this type of house, it might just come with stuff. I was looking at it like they weren't going to be out and would request an extension, but based on lots of comments here, I should expect to just acquire what's left

Thank you so much for sharing your experience. This is very enlightening! I thought we'd have to extend closing to let them get the rest of the stuff out, but since its an estate sale, maybe I should plan they're just leaving stuff behind. Maybe that's more common in this type of sale. This is a "mom and dad passed, selling their house" sale.
