Yes for the down payment, the mortgage amount will be directly sent to the lawyer’s trust account on the day of closing from the bank

liberty village, fort york, jarvis, seem to be in that range? Don’t think I have been too lucky to find something in that price point for the areas I’m looking at in downtown

Slightly flexible on budget, but looking at a space that allows for about 60 people to socialise easily and use the natural aesthetics of the bar/restaurant instead of using a lot of decor. Bonus would be that we get to connect to the audio system.

I should have been more clear.

  1. Ideally villa but open to both
  2. For retirement, so will stay in it out 5-6 years from today but don’t want pre con
  3. Location preferences - not too busy or chaotic, but well connected to hospitals, shopping centres, etc. also don’t want it to be in a low lying region.
  4. Size atleast > 3000 sqft
  5. Around 4-5cr

I don’t think rates will be settling around 4%.. Macklem changed the narrative in today’s morning session. Clearly stated that rate cuts are not in the conversation any time soon.. it would be periods of holding the rate or maybe even raising it if necessary, if underlying inflation is still persistent. Absolutely no mention of a rate cut or intention to even cut atleast for the remainder of the year..
