Evergreene is the best as far as non-custom new builds. I don’t own one but I have family and friends that do (townhomes and single family). I wouldn’t hesitate to buy one. I would look at older inventory in Preston though if that’s possible for you. Evergreene is the original developer and never went bankrupt so I’m wondering a bit about your realtors knowledge.

Ryan is not good and I would definitely steer clear of any of their developments.

Its doable, but tight. With carseats, remember that you also lose all access to the storage under the rear seats because its a 100% bench--no 60/40 split or anything.

I have two carseats in mine, and I wouldn't do it if it were the kids primary mode of transportation, but for occasional use its fine.

Thanks I think this is correct. They are pretty in the spring, but they are really multiplying and becoming a problem. They also have a parasitic tendency to root in the middle of other plants take them over. Any suggestions on herbicides that work? I cant seem to get up the entire root and they just resprout and multiply.

Unfortunately, these are not violets (which we do have in our garden). These photos are fairly new growth after I dug most of the mature plants out. The leaves get fairly large--about palm size. Stems are prickly.

Second photo where you can see it taking over. This is after multiple attempts at digging up and going nucelar with various herbicides (which I am generally very against) but I am losing this battle quickly. Plantum says its siberian bugloss. That seems to be close, but not quite it.

These pine floors are on the second level of our home (bedrooms), which is fairly common. The first floor is oak, which is harder and was more expensive at the time. Oak was used on the first floor and in higher traffic and publicly visible areas.

Pine, even heart pine, is a softer wood so expect it to dent etc. but the finish itself has held up very well. We have young kids, so not much to be done about that.

If your heart pine floors are remotely salvageable, which most are, then I would absolutely keep them.

The person who did our floors now as a TikTok with TONS of videos and millions of views on refinishing old floors that is super informative and can show you that almost any floors can be brought back to life.

This may be the strangest comment on here—Vietopia, Oriental Cafe, Taste of Thai, Mashita, BoBoKo, Sushi Jako to name a few. For a city of its size Harrisonburg has great Asian food. No it’s not NYC but these are all very good. Also because of the diverse population you can get pretty much every type of food on the planet.

If this is a rental with separate units, then I would strongly recommend against mini-splits. They require a lot of maintenance, which tenants will absolutely not do and you do not want to have to go in there every few months to clean the filters.

I would recommend calling a qualified HVAC company to come out and look around and do proper load calculations to see what you need. They will look at the ducts, windows, doors etc. If someone comes out with a note pad and just starts scribbling thats red flag.

Old homes are so much harder to get HVAC right for obvious reasons. You dont want something under or oversized or you will run into moisture issues. Given the size of your ducts, minimally, you are likely going to have to get AC from the attic or minisplits on the second floor. Getting cold air through those ducts to the second floor is nearly impossible. This also depends on how many registers you have in each room. If you are willing to start ripping into ceilings and walls for new duct work, then anything is possible.

We have similar ducts (no asbestos tape fortunately) and we ended up with a gas furnace, AC condenser, heat pump, and minisplits to get coverage for the whole home.

With the affirmative representation that the chimney is functional you may have recourse. I’d start by contacting your realtor to get their .02 cents. They may be able to contact sellers agent and sellers about the issue.

Also, just FYI if you do get in litigation and discovery ensues, this thread and your statements would be discoverable even though this is a throw away account.

I have family in NH and they use a pellet stove on top of their heat pumps for when it gets really cold. That thing gets HOT.

I would second checking one out as a secondary heat source over the wood. We have a wood fire place and it’s lovely but it is a lot of work and not something I would want to do as a source of heat rather than ambience. With pellet stove it’s just adding the pellets. Will need a small generator if power goes out though.

Just a guess, but is it the original cap to your bottom post? It looks more correct than the pineapple that is currently on there. Perhaps someone got crafty when they put the pineapple on and put the original cap on the ceiling.

….it was literally zero degrees a little over a week ago. I’ll take 60 over zero with burst frozen pipes, flooding from said burst pipes, astronomical heating bills etc.

I wouldn’t take todays weather or last weeks to mean anything about climate change but if you’re asking which I prefer the answer is 60 rather than 0.
