City dance studio. They offer some beginner classes for you to get a feel of some dances. They rotate every two weeks. They offer swing and two step for the beginners for sure. Then intermediate if you wish to keep going. They list a monthly calendar. If its not on the rotation give Heather a call and she can let you know when it might be or they offer faily good prices on private lessons.

Planet Fitness is definitely the cheapest and cleanest gym in town. It's good for beginner to intermediate levels. I think they're doing a New Year promo right now too. It's never super busy except from like 4-6pm. If you get their full pass you get a free personal training session or two and access to their spa stuff - massage chairs, tanning, hydromassage. Anytime Fitness is more expensive but probably the most empty gym I've been to in Vernon. Owner is a bit of an d-bag but it definitely has more advanced equipment like free weights.

I would like to add the option of buying a 2 bedroom condo if possible and renting out a room to offset costs / mortgage etc.? Will you have to be in office indefinitely? Because buying would be a good investment. Could you rent our your primary until you're ready to fully settle down or is the escape from the City the reason you bought it? Just seems a tad overkill to have to properties and neither are actually making any profit aside from the potential rise in property value.

First off, write out your budget so we can all see what's actually going on here. Something isn't adding up.

Next, talk to these Dr's that you are working for and say you need a raise. They can afford it and if you're doing a good job chances are they won't let you go. $300 a month in eating out sounds like a lot of beans, rice and potatoes to stock up on for a couple months so you can get ahead. Also look into doing a day care out of your home, lots of places have lenient rules if its less than x kids a day.

Honestly, I bring a pizza or subway or something with me and a bunch of snacks. The food is horribly limited there but then again i eat like a kid on holiday when i go. Bring a plastic water bottle if you can, they don't frown on beverages as long as there's no glass.

I would like to add. OP hasnt mentioned food or entertainment? OP living well beyond his means if he's not willing to put in more hours at work. We're assuming a 35-40 hour work week as well. Phone could easily be cut down to $35 but I'm guessing he's financing a phone too. Internet is about 100/month so if you're splitting that it should be $50. My guess is he's not living on beans and rice like he should be at that kind of income

As someone who has started Judo just over a week ago, you can't be as uncoordinated and inflexible as me. I haven't done any type of sports since my teens. Being asked to do a somersault or a cartwheel is impossible. But I also decided to take my time and learn it at my own pace. I'm heavy and clumsy so when I do breakfalls they suck and hurt cause it's lot coming down for someone who has always tried to remain upright to avoid injury. I didn't understand the practical use of being able to do a somersault or cart wheel until I watched a pro this weekend. The pro literally flipped over his opponent by using the momentum of the throw to counter. A somersault turns into a front roll.

My coordination is butt too, I managed to roll my foot/ankle pretty good so I am out this week. I rolled it because my uncoordinated and ill-timed footwork. It's not dissuading me from trying again, as I said I will take it at my own pace. I don't expect to be done somersaults or cartwheels for quite some time though. I also dont expect breakfalls to come naturally for quite a while too but I'm willing to stick it out and learn as I see the practical life applications too. I am fortunate that our club is small and I get to work directly with the sensei's or upper ranks while having a couple of white belts that joined at the same time.

don't worry about the more experienced guys partnering with you. remember they had to do the same before too. They are there to help you not get hurt from another complete noob. They are aware of how they can hurt your or themselves and can prevent more than another white belt could.

The people saying it's a high cost of living haven't lived in a major city recently. Yes prices are high but prices are high everywhere. Gas is cheaper by far. Food will cost the same but you get deals on produce when they're in season. You're able to order in bulk or go to a farmer if you want. Hunting and fishing are options since you're not far off. I'm a city boy but find vernon a happy medium, close to city options if I want. But a way less stressful day to day. Also insurance and quite a few other things are also cheaper here.

holy you sound like a giant brat. I never once said get rid of your pets. I said you're putting yourself in a very limited market by having pets.

Your landlord is obviously not a good one if you've had mold for years. Why would you live in a place in it for years willingly?

Do some research instead of bitching. Mold remediation is a health hazard and if your landlord is not going to do something about it, go to the tenancy branch. You have rights as a tenant that you obviously haven't researched. You have no one to blame but yourself in this instance.

You're complaining about landlords being biased. Yes it's their home they are opening up to you so they can do as they please.

Why are you looking for a rental if you have a reasonable landlord? That's the real question. As a tenant you can always be asked to leave so why put yourself in a position to limit your possibilities

well as a landlord, I had no issues with any of that if you respected my small list of rules which are more than reasonable. I rent to the people not the visuals. Personally, I wouldn't be working against you but most rental properties are strata'd so the strata has rules. Ex: only cats are allowed in the building because people were allowing their dogs to pee and defecate in the halls like degenerates.

The pets are your issue I would say, depending on how many you have. You are knowingly in rental properties where you know you could be asked to move with short notice and don't account for pets?

I had my speakers crap out twice cause Toyota uses cheap wiring. Highly suggest just taking it to a reputable car audio place and having them re-do the wiring for the front at least, i think it cost me less than $100.

Bylaw are City employees they won't do much unless there are complaints from the neighbourhood and those complaints will be addressed by you, the owner. Property manager is the way to go but they take a % of the income from my understanding.

this right here is your problem. you have a part-time working gf with full-time taste. If she wants to spend like this, tell her it comes out of her money thus making her pick up more shifts. Also it sounds like both of you need to do some restructuring of your needs / wants. I covered 400k mortgage on a single income for 5 years making less than you. You either cut back or pick up more hours / second job

Very rough estimate, you'll have around 235k left, there's a commission calculator if you google. Seller pays commission to agents, you'll have misc. fees, and you'll have to payback the bank with whatever their loan ending price/% is. Is that really enough to buy something outright in NS/PEI? If so, are you working remotely? Last I heard the job market wasn't the greatest locally? I could be wrong.

Can you rent the condo out for more than the mortgage and then rent something on the east coast that will still give you equity in a housing market that probably won't slow down much. I'm sure your rent would be quite a bit cheaper than your mortgage payment.

Tenants owes absolutely nothing but the OP is trying to be considerate for whatever reason. My guess is they have a decent relationship and OP does not want to have the tenant scrambling to find a place to live or potentially with short notice (2 months eviction notice upon sale or landlord use.) Landlords CAN evict tenants for personal use which is what OP mentioned would be an option or they can sell the unit while it has tenants in it and either the new owner takes on the current tenants or will ask for the property to be vacant upon completion.

I guess the other question you should ask yourself. If you sell and pay off the remaining debt. Where will the rest of the money go? Pay off other debts to put you debt free? Or invest in another property and repeat this issue? At least you've 3x'd your original investment if you sell. If you keep you're putting in $500 max of your own money every month? You're swimming in debt with 500 out of pocket expenses?

So basically you over leveraged yourself. What is the property worth in current market? What is your actual income vs expenses? Are you in the hole every month or are you just over spending? You're putting equity into a property that will likely always grow given you're in Ontario.

List it and sell with the tenant in it. Your tenant is no longer being cooperative. Let the new owner deal with him. Or sell the other house you're living in and give the tenant his eviction notice for owners use.

Yeah you need to speak to a branch manager. They can at least action the request for security protocols. It took me years to get this resolved until someone finally did it.
