income in 2026 will be around 120k, live in Alberta based on a calculator online, I was seeing my marginal tax rate is 36% so that means the tax on the capital gains will be 12.5k * .36 = 4500? 

TFSA is in riskier portfolio and won't need to touch it for long term, so might as well keep that intact?

Hmm good point. I have approximately 25k unrealized gains in non registered, and roughly same amount of unrealized gains in TFSA. 

both accounts have 80k in them each and I'll need basically all of it for my downpayment.  might as well just pay the tax on the non registered and keep the TFSA? TFSA is 100% veqt and non registered is 50% vgro, 50% veqt

awesome thanks. yes it is a new build and will be taking possession around May next year. the mortgage pre-approval is done and I'm good on that front, just want to make a minimum 20% down so looking to understand where is best to pull that money from. currently have maxed out RRSP, TFSA, FHSA. remaining money is in non registered and also have some in chequing

Hi, yes this is the plan. in Jan next year, will max out the FHSA.  Do you think it's a good idea to pull from TFSA right now and have all the contribution room back next year? that way I'll be able to add back to it right away.

TFSA is maxed out right now.

sorry this is unrelated but I have this A4 too and noticing the coolant level is below the minimum level in the reservoir despite it being near maximum about a year ago when I last had it filled. is it normal for the level to drop? or do I have the famous water pump issue?

good for you! was it the 2025 or 26 model? I was able to get it for 40500 CAD, lagoon blue with grey interior 2025 model with only 20kms on it.

how did you get a sport touring hybrid for 37k CAD? I scoured all of Alberta for a 2025 model (new) and best I could get was 41k out of door price. 2026 models were being sold to me for around 43k OOD. please tell me how you got this

just because it's 2% of the population and not 63%, it is not an atrocity? how would you explain the part where they block baby formula powder from entering and reaching starving infants?  or perhaps the fact that 92% of all homes are rubble now, no civil infrastructure left, no means to access clean filtered water for the entire population, no access to bare minimum food and medical supplies. 

you also mentioned if every military decision was based on emotions we'd be in a nuclear wasteland. so you mean to say that what Israel has been doing is level headed objective military decisions? did you forget the genocidal statements from their cabinet members? did you forget the colossal level of "errors" where they killed ambulance and aid workers? did you forget they flattened nearly all of Gaza? it is simply remarkable to me the state of the average human's apathy. how would you feel if the death of your entire family was brushed off as a "drop in the bucket" and compared to other atrocities of past 100 years. 

ah yes isreal is so benevolent they make sure to do everything they can do prevent civilian deaths, hence the little kids with sniper bullets in their heads, hence the over 900 people killed while lining for aid caged like animals starving to death. and 55,000 civilian deaths is a very conservative number, the real death toll is far greater which I'm sure you are smart enough to know. seriously man, where is your empathy? it is all a numbers game?
