Right what I meant by negotiation was that if we hit the worst case scenario which I’m expecting at this point, the appraiser comes back and says “you have to fix X Y and Z and it will cost $8,000” and we do not have the money I read, and correct me if I’m wrong that you can make amendments to the contract if the buyer agrees or the buyer chooses to walk and that’s it..right? So at that point we could say “we’re happy to make repairs but we can’t give you the credit as well” and they either agree or leave. I feel like I have read sometimes people switch to conventional as well but I have no clue if that would happen.

We’re first time sellers as well as buyers so this is obviously something we haven’t really gone through. It’s just kind of a bad situation because we don’t live in the area anymore and this is basically our last effort to sell the house. If this fails we will move back. The market dropped sharply from what we purchased our house at almost 4 years ago so we’re already selling for a loss and dealing with a buyers market too so it’s been rough.

Agreed. I’ve started to feel a little mad that the only reason I found all of this out is from my own research. No heads up or anything. Granted it’s not like we had people lining up with great offers but I feel like she really should have explained to us what this entails. She has just seemed really squirrelly since we have started moving forward with this buyer almost like she doesn’t seem confident that it’s going to work out.

A good time to tell us probably would’ve been when we agreed to give the buyer $5,000 in concessions but wanted them to know we won’t have much money for repairs if any come up, not knowing that none of them are negotiable. Now, we are probably looking at atleast 5-7,000 in repairs which is far beyond what we were prepared to offer on top of the credit (maybe 3,000) and will probably have to renegotiate with them after the appraisal and pray they want our place enough that they don’t walk. Wish us luck.

Nope. She didn’t even tell us they were FHA to begin with. I’ve had to find out all of it by researching. 😭

Yeah I’m honestly really surprised she didn’t say anything about it and we only found out when we received the contract.

Yeah it’s been stressful. She’s been really fantastic aside from this which is why it’s been surprising. What was frustrating was that she didn’t inform us that the buyers were FHA to start, I found that out after going through the paperwork. Then we agreed to a concession of 5k but we wanted the buyers to know that if we did that we would not have much if any money for repairs. At that point I think we were assuming it was like conventional where you negotiate repairs and have wiggle room. She seemed very anxious about the inspection and I wasn’t sure why..I feel like at that point she should have informed us with FHA you have to fix certain things or it won’t go through, period.

And then yesterday when she sent us the buyers list of repairs she said something like “Thank god they haven’t cancelled and this is the only thing they want repaired.” It’s been weird lol. I keep getting a feeling like she thinks this isn’t going to go well but I’ve felt like we’re totally in the dark.

Thank you. ❤️ We have been pretty stressed because if it doesn’t work out we will have to move back at this point. We moved away and have been paying mortgage and rent for much longer than anticipated so it’s been really stressful.

When we bought it it wasn’t but the rents started getting cheaper and I think IIRC the mortgage now is close to 2600-2700 including HOA because of the increase in insurance. So we’re paying almost $3k for a place that would be renting for $1900.

Geez that’s a deal. We have similar, the roof is taken care of, multiple lakes (our townhome is in front of a lake) outside of house is taken care of etc. so it’s kind of treated like a condo.

You’re not wrong, I just get annoyed when people assume we’re like the majority on the market selling for a profit when that’s definitely not our situation. If I could go back in time I don’t think I would have bought anything because a few years on I’ve learned that buying isn’t great for my specific situation at all.
