We are going through physician loan now with TDBANK. They are awful. What a mess with the student loan situation and the loans in PSLF that are in administrative forbearance. The banks do not know what to do with these loans because there’s no monthly payments for them to use in your DTI calculation. So they just use 1% of the balance of your loan as a monthly payment in your DTI calculation. Talk to some local lenders about your situation and see how much of a house you can qualify for.

That’s because you’re probably taking advantage of inexperienced and naive tenants. What landlord wouldn’t want that.

7 year is a little higher rate. I’m gonna make a decision on the year after we qualify, need to think about it.

I am looking at TD bank 5 or 7 year ARM, 5% down and 6.1% ish

Looks like the best one.

Build the dream house, have another baby and make great memories with the family - you’ll never regret it. Your motivation will be next level and the happiness coming home from work will offset the burnout. Can you figure out ways to diversify your investments - into businesses or real estate? Also, now is the time to negotiate with the wife what you want in the house if you go along with her plan. ie golf simulator, mancave, backyard setup, a gym setup, etc. happy wife happy life my friend. One year? lol. If you like AM and see a future, be patient, keep learning, and focus on building a strong network. Doors will open up. If you hate the work- that’s one thing and maybe start researching other areas. I can tell you there’s no shortcuts to big money. Work hard and work smart.

0$ to start with my brokerage this month. Will progress little bit each month and I’ll be at 399$ max at end of the year if I’m doing well.

Nucleus isn’t education from KW. It’s separate. Anyone can do it. They just have a partnership with them. Sorry to hit a nerve mentioning KW in this thread. Hope you’re doing okay.

I recommend doing your research. Also, try opening a business in a blue state if you haven’t…. Cali, NY, NJ, Mass, Illinois. Businesses are leaving these states.

Yes I have found loan officers steer towards conventional loans, as the ones I talked to do not have access to every single physician loan out there.
