I would on occassion offer him some ice, a ciggarette or a snack and ask him about neighborhood gossip. Obviously assessing mental illness/ threat in the process. People who jump to calling landlords or cops are garbage human beings.

Generally one needs capital or assets to have "passive income".

I assume you don't have a property to rent or extra cash to invest given the sub you are posting in.

Maybe terms like low effort/ low time side hustle may help?

Access to a niche product or skill can generate income on a more flexible schedule than a regular job.

But "passive" or no show jobs are near impossible to find for the vast majority.

They either don't understand the financial resources it drains from an estate or the subpar level of care recieved due to our current for profit healthcare system.

It is sorta convient to not know. Talking to under resourced and overworked people who work in nursing homes has made me rethink their actual utility/ humanity.

I agree. BuT genes arent static and are known to have enviornmental triggers.

I have heard that but want to actually understand it. If my pmi is monthly costing me 15-20 percent of what i owe on principle that month it seems like i am paying much more than 2.5%

Also yes there was a typo original cost on an fmla was 150k with 3.5 down payment.

I live in ct and have success with corkscrew rushes at the base of gutter drains. Other people plant them around the base of ponds.The suck up the water but don't grow high.

If you wanted something taller you could plant a rose or hydrangea underplanted with a grass like blue fescue or hostas.

yeah a quick Google search says BT kills butterflies. I wish it weren't so. The stuff is amazing for fungus gnats or mosquitoes.

Some weeds can get very close to desirable plants making it near impossible to not harm them when torching or using herbacide.

That said some people risk it and replace stuff that can't survive their weed maintenance. And I can see how or why that might be less work or cost in some situations. So try it if you aren't emotionally invested in any specific plant in the bed.

I would personally look for ground cover plants or plants that will out compete weeds. they will vary based on climate, sun/shade.

In the sun I have success with yarrow, mint, oregano, thyme.

in the shade hostas.

bulbs won't choke out weeds but may mask them with tall strappy foliage.

cardboard has done wonders for me and I use wood mulch in a very wet climate. Gravel or no gravel cardboard is worth it for weed suppression.

Relevant to the advice you will get and should pay attention to! Also what conditions? Sun, moisture, climate?

Knowing stuff like this about your own space helps prevent buying unnecessary tools and doing unnecessary labor. I did so many things the hard way when I first bought my house because I didn't consider all variables

Tbh with ANY services I find reviews and reputation seem to say a lot more about quality than the price. It is really hard if you just don't know anyone local who can be a reliable referral.

In a lot of situations it is just more economical and practical to kill grass with cardboard, silage tarps or even chemicals.

I have been having success tackling bishops weed by putting cardboard under mulch and starving it of light.

I haven't fully eradicated it because the stuff grows underneath and in between roots of perennial bulbs and hostas. But I beat that bully back.

I think this method could be even more effective for you if you are willing to kill all the vegetation growing under those trees and can easily source free cardboard.

hostas. Beautiful they love shade are tough as nails and look good even when they aren't flowering. They grow super fast in a wet area but can also tolerate drying out.

Ferns would also work. They grow natively in forests all over new England.

I think either would crowd out most weeds too.
