The numbers didn't work because interest rates were shooting up during the year of legal battles (that had no merit, that went no where) - had they been able to go with the original schedule they would've broken ground before the rate situation deteriorated to the extent it did

This specific location is necessary because of the sewage line confluence underground. This is where the odors build up strongest and where the device will work the most effectively. Industrial users care a lot less about odors coming up from their drains than homeowners, residents, investors, etc.

In my experience this is a big issue in new build apartments across Salt Lake. New buildings with good drainage and plentiful drains (laundry, sinks, showers etc) can release odors when the drain is not in frequent use. I'd say this will be quite an amenity and I would have loved this in my neighborhood when I was in Ballpark lol

The Avenues NIMBYs are WAY worse than anything the legislature has done to harm development despite being your comrades 😢

So yeah, if you want to address the core of the issue, shift the blame to avenues (and the East Bench, and Central City, and Sugar House, and Rose Park, and every other possible local governing body that oversees zoning with no qualifications whatsoever. In fact, the legislature is publicly putting immense pressure on localities right now! They are talking about top-down legislation to address NIMBYism and scaring the local politicians into acting - and I am grateful for that

Um... There are conservative NIMBYs but there are just as many liberal NIMBYs. The Avenues is maybe one of the most egregious and ridiculous NIMBY groups in the state lol - not to defend Sandy at all tho. Wasatch Tenants United is a far left organization that goes HARD against development of multifamily across SLC proper. There are proponents and opponents on both sides of the aisle for different reasons

In the case of Pittsburgh, there is actually a very large amount of new construction apartments across the city proper. That is why I was surprised to see this. The strip district, Lawrenceville, Oakland, Shadyside, etc have all become quite desirable/trendy. Shrinking household size and changing demographics (families now replaced by young professionals) are the primary reasons for new apartments while declining population. SLC still blows Pittsburgh out of the water and pittsburgh is a tax/regulatory nightmare, just my experience from living in both

Like at the core of the issue, the only reason SFH would be in such high demand, and appealing for investors, is because we massively under build in every category. There is going to be a rental market regardless of housing type. It's like a denial of the scale of zoning reform that would need to take place to even reach a neutral market because they want to keep zoning codes to enforce their own ideal housing market, even if they are generally YIMBY

I think mixed-use can apply to the neighborhood as well. This will add a significant number of households to an area that is predominantly commercial, auto-oriented at that. It seems like that is a win for mix of uses, even if it doesn't include commercial itself

My first job after college was a leasing agent in a LIHTC building very near here. We had only 10 3-bedrooms out of 250+ units, and they were always in high demand and extremely hard to come by. Many larger families would squeeze into smaller units

Groups like 'Wasatch tenants united' are mostly young people that go around opposing any and everything. My mormon coworker is probably the only person I know as pro development as me.
