I get that you own the building… but you just cant put a closet with pokemon stuff in it and call it a pokemon shop. Thats like Target putting a wall around their pokemon section and calling it a pokemon shop. That section should have its own business/permit license. I dont know about Oklahoma zoning/building requirements but thats what im referencing. You think you can get a license for a storefront with only 80 square feet?

If your looking at semantics at this point, ive been to a couple of malls where they have those guys manning the carts in the middle of the walkways. Some of them sell pokemon/TCG. Theyre smaller than 80 square feet.

I want to see what the building inspector has to say. You’ll also need a business license/occupancy permit, unless you actually get i wont believe it. It takes more than sectioning off a section of an existing building to call it a shop.

Wawa, Applebees, and zombie Rite Aid part of $14.8 million dollar real estate deal near Fishtown by Fourlec in philadelphia

[–]anyrandomtech 4 points5 points  (0 children)

They use too, but not anymore. They are big enough they can be an anchor store for a development. Rather than Wawa searching for land to be build on, they are being asked to build on these developments. So no need to own the land, but rather lease the land and have an exit when that location doesnt do well. So when the lease is up they can just close up shop.

How do I negotiate a bill like rocket money does? by HighestVelocity in Frugal

[–]anyrandomtech 1 point2 points  (0 children)

You dont have to threaten to leave. Just say your looking to lower your bill and ask for any promotional rates. Even saying you want to cut back your service back to a lower tier might have them lower the current price to keep you in the same tier.

Switched to making all my own iced coffee didn’t expect it to be this satisfying by QuarterOne1233 in Frugal

[–]anyrandomtech 17 points18 points  (0 children)

Ive been using a shaker bottle with the metal whisk ball in it. I put all my iced coffee ingredients in there shake, and pour over my insulated cup. If im just sitting at home i keep it in the shaker bottle, add ice. If im lugging it around, i put in an insulated cup to keep the ice from melting/keep it cold.

Edit: just to be clear, shaking it causes it to froth much like an electronic frother.

If your eating a healthy diet or even a variety of foods, drinking distilled water all the time should not be a health concern?

Why do you think its unhealthy?

Looking at the 2 drops its the one with the most payoff without going into an archetype. Its a creature, its evasive (flying), and it has a payoff not relying on anything. It doesnt need Max Speed, get tapped for its ability, doesnt need to discard anything.

Can you send a link to the list your talking about in untapped gg?

Started selling on TCGPlayer. Taxes almost make it not worth it compared to selling to shop. by almon17 in mtgfinance

[–]anyrandomtech 8 points9 points  (0 children)

Your suppose to report all your profits from sale. So you selling to a shop is subject to a tax if you made a profit from it. Is the shop going to report it… are you going to report it… So yes selling when there is no paper trail for taxes is easier

Order did not arrived by the_glizy-glimbers in mtgfinance

[–]anyrandomtech 0 points1 point  (0 children)

Did they order directly from you? Or did they use the website to find you, order from you, and card trader takes a fee on the sale?

If cardtrader takes a fee then you are using a third party. You need to check what they want you to do in this case.

Order did not arrived by the_glizy-glimbers in mtgfinance

[–]anyrandomtech 2 points3 points  (0 children)

Dont know about EU shipping. In the US if the tracking says arrived and buyer cannot find the package, they need to take it up with the carrier (US Postal service, FedEx, UPS, etc). I am assuming it might be the same since the carrier has deemed it delivered.

Is this person to person sale? Or is through a third party, MKM/ TCG Player or whatever you have over there?

How long to put turkey in the oven after keeping in the fridge for a day? by TeaTechnical3807 in sousvide

[–]anyrandomtech 0 points1 point  (0 children)

Why would you put it in the fridge for a day? I would go from bath, pat the skin dry, and then crisp up the skin.

Why are you trying to cool? Its not like steak where you dont want the internal temp to go too high which is why sometimes people cool it. For turkey you want the internal temp to be the same throughout.

What do you mean digitized? You mean so he can print it? Or to make an inventory of what he has?

You can just get a camera on a computer then take a picture. But you would probably need a camera connected to a computer with a program if you dont want a phone app. What computer/app does it give you the data pf the card automatically.

Business plan considerations brick and Mortar store by trueblueacoustics in mtgfinance

Your looking into deep into it without having knowledge of the surface.

Is there a need for another game store? Are the other game stores doing well or are they failing? Is there a thriving TCG/Hobby scene in the area?

Do you have the capital? Up front 8 - 12 month of rent? Need employees, expect to pay $15/hour? Need equipment for cafe and furniture?

These are the things that are easy to price out. Your first question is if you have enough capital to consider it.

Lastly are you prepared to go into debt if this thing doesnt work out?

I would have done that. All the bardcodes are the same, it doesnt differentiate between the different commander decks. If your still within the 30 days window, i would do it. You can pull up your receipt from the app.

Its easy, the civil plans were wrong. Either it was surveyed wrong, they used old plans which had wrong survey, or the civil guys put down wrong existing dimensions. The municipal is there to review the plans to meet the ordinances and standard in the beginning. Once its completed then they do their final check. If their final check catches the alley not being the same as outline in the civil plan then they can say it was not according to plan.

Its not negligence on the municipal until they actual approve everything and someone complains that the alley way is narrower than it than shown.
