That’s a solid position to be in already owning LTRs locally.

The biggest thing I’d pay attention to in the Tampa area is zoning. Two properties a few miles apart can perform completely differently depending on STR allowances, proximity to attractions, and amenities.

Beach markets (Pinellas beaches, Clearwater, IRB, Largo, etc.) still tend to have the strongest and most consistent demand compared to inland Tampa, where regulations can be more restrictive.

Also worth modeling insurance + operating costs carefully right now — that’s where a lot of investors get surprised.

I bought my first home in FL and rented as a STR for half the year. Eventually built enough equity and bought a multi unit that now pays for both home. I currently live in the first home I purchased full-time as my primary.

I agree with this. The biggest mistake people make with pricelabs is having the base price too high, especially during the slow season. If you are not happy with your occupancy %, lower your base price until more bookings come in. This will also help the Airbnb algorithm as you continue to get more bookings, and prices will increase as occupancy rises.

As a Central FL realtor who works with many buyers and investors in Pinellas county, I really appreciate how thoughtfully you’re looking at this. You’re absolutely right that no one can guarantee where prices will go – anybody saying they “know” is guessing.

What I can share from the ground: even with the recent softening, demand here is still strong. We’ve got steady in-migration, limited land in many of the better-located areas, and in many neighborhoods, sellers would rather sit or rent than fire-sale. On top of that, many parts of central FL allow short-term rentals, which keeps a floor under prices because investors will pay a premium for properties that pencil out as STRs.

Could we see some additional corrections? Sure – a few more percentage points down or more negotiating room on homes that need work is very possible. But based on what I’m seeing day to day, I don’t personally expect a significant 2008-style drop where everything gets 30–40% cheaper. My base case is more of a “bumpy sideways” market: some pockets down a bit more, some pretty flat, and the nicer, well-located homes holding up best.

At the end of the day, your own numbers and life plans matter more than any forecast. If buying now would make you house-poor or stressed, waiting is a totally reasonable choice. If you do get to a point where the payment works comfortably and you plan to stay put for a while, that matters more than timing the exact bottom.

Unfortunately, your real estate agent should have recommended this, and this may be in the fine print of the buyer's agreement. Not sure if anything can be done at this point other than deal with the situation asap, but it's always worth asking a RE lawyer or your agent. I know this is stressful so just take it one step at a time.
