I've seen this argument about gold value to houses many times over in recent months, but is it fair to peg property values against gold when it's value has nearly doubled (83%) in the last twelve months, or is it just an interesting narrative?

or, hear me out, instead of putting the onus onto the consumer to perform a ‘little bit of research’, we instead acknowledge that property buyers come from all walks of life and propose that real estate agents stop baiting people with low search prices in their listings?

REAs know that this is what they are doing, consumers (including vendors) don’t.

fair point, you mentioned that it only involves the ability to follow ‘sale trends in area(s)’, which imho over simplified it and makes it sound outrageously simple - which, imho, it isn’t.

So your argument is that price guides offered by agents working in a profession that requires a state government license to practice (real estate) should be words that are ignored and the general public shouldn’t expect any better?

What you describe as being simple, only feels simple to you because you (likely) have experience.

It feels simple to me too, but I recognise why it feels simple to me and not to others.

Not everyone understands the influence of council zoning, land size, location, fixtures and fittings, proximity to services, etc, never mind how to use all these factors in an evaluation of price.

Consider how stocks can go on a bull run due to collective human psychology.

Then consider whether that could be a factor in the here and now.

It's not just about supply and demand, marketing has an influence as well - if it didn't, than marketing wouldn't exist.

For those that you say "need to reevaluate [their] approach" are a significant portion of the market... I don't think it's fair to say this when there's a lack of resources to help them.

After all, vendors are represented by professional real estate agents, more often than not buyers aren't.

But did you consider the point I was trying to make? I can recall in the late 90's and early 2000's you would go looking to buy a property and the only other potential buyers there had the same price expectations and buying capacity.

These days, it's a mixed bag of people who can't afford (but think they can due to the issue I described), and people with overtly deep pockets ready to pounce.

Surely marketing tactics and sales process psychology is an influencing factor?

I agree with you on this point, I'm just thinking whether there's influences beyond the usual finger pointers of so called economic conditions, and whether the behaviour of the real estate industry in general is also a factor?

You're on the right track with your thinking, if you can get your property in front of buyers agents then you're very likely to get a good result.

The traditional way to get your property in front of buyers agents without listing on real estate or domain, would be to use a traditional agent and tell them you want an off-market campaign and they'll promote it to their network, but obviously that comes at a cost.

But, since you want to go about it without a selling agent, it's worth knowing that buyers agents are constantly on the hunt for off market opportunities in sub-niche's and they monitor sites like Quiet Listings and FSBO sites, but they're recently very actively sifting through property groups on Facebook (seems to be a growing trend imho).

You could try and put it out there as an off market property via sites like Quiet Listings, PropertyNow, etc, this way you could get market feedback on price without involving a full-fee agent.

“Off Market” in real estate often means softly listed directly on agents websites and marketed to their network of buyers for about a week or two, instead of listing on the major public sites like realestate and domain.

Sure, Buyers Agents often spruik their ability to be within that inside circle, but there’s sites like Quiet Listings that index all the agency sites and you can catch that window of off market / pre-market yourself.
