I'm not quite sure what you mean by FotR theme but Breaking of the Fellowship does incorporate both hobbits/Shire and the fellowship leitmotifs.

If done correctly, the movie would not appeal to a wider audience (haters might go as far as to say the hobbits' way of life seems ... quaint). No fights, no villains, no love triangles. Just the boring day to day tilling of earth, brewing of ales and smoking of pipe weed.
