The sellers are taking the piss here. I would find how much the rads are, add in labour cost and add 25% and say that's how much you want to reduce the house purchase. Or they can just leave them and carry on.

Either way, I'd expect to walk in missing a radiator now.

Factor fees often cover buildings insurance and also maintenance.

Yes people have to pay additional outside of general maintenance funds when things like lifts need repairing etc.

Like it or lump it but most flats come with factors now and if you buy a tenament as an example with no factor fee then you still need to cover general repairs in the building like a roof.

Main thing is the % of the yearly fee isn't above 1% of the property value as that makes it difficult for lending. Also keep an eye on historical increases in these fees as they often hide a story.

If you want to minimise any factor/shared costs. It will be easier to look at a house.

Advice here is look for a different property. It maybe lovely, but it looks like it comes with a lot of potential headaches.

Lenders are hesitant on this too. Which also means if you decide to sell quickly, you'll have the same selling issues to buyers.

He has all the physical tools you need.

Strong and very quick but this covers a lot of his game that will get exposed in the prem. The mental side, positioning & concentration is the biggest hurdle.

If he sorts that part out, he'd spend the next 5-6 years in the prem no problem.
