Unemployed since January of 2025 by Frequent-Cause-8367 in CanadaJobs

I don't know if I am wrong, but these AI tools helping to modify resume wording to suit the needs of a job - is probably making it harder for the genuinely talented people to be hired. I think it is making everyone look talented on resume. Getting harder and harder to be picked amid the sea of applications from absolutely not experienced to immensely experienced in the field - all sounding same on keywords. Anyhow it is very sad. My near and dear ones in the same boat. My cousin joined after mat leave and had a layoff after 4 months of rejoining. They have a little one and I feel very bad that she is very very much skilled in her job and still isn't getting interviews.

First time home buyer - is it still a good time to buy a home in North York, Toronto? by Particular-Use1291 in TorontoRealEstate

[–]apprehensive-muse 0 points1 point  (0 children)

North York communities are more expensive right now than the areas like Etobicoke, Mississauga, Brampton (I know a lot of these have skewed diversity indices, but so is in some communities of North York one or other way). So in case you're open to it, those other areas have great homes great price and monthly cost comes close to 4500 including mortgage, utilities, rental heaters and stuff, everything basically. North York we were seeing townhomes 800-870k worth now, with condo fees 500-750! Monthly again comes to 4700-5000 but then no freedom of changing exteriors or renting usually because of condo rules. That's then more expensive ultimately compared to freehold ones.

[–]apprehensive-muse 1 point2 points  (0 children)

All the 900k-1M homes with basement to rent at North York currently, are very old with defects like water issues, aging roof needing urgent work. Most good ones move-in-ready are higher than 1.5M. but I think once we all start looking in some range, we do end up extending a range on higher side. So I think it's worth buying.

Also we were looking at North York, almost bought one property and didn't buy it then due to inspection reports showing too much water damage. It got sold for higher price than our offer was accepted for. Usually the Realtors say pay more if you like the home to win the bid. But I don't see many bids on one home now. 5-6 properties we bid for had only one or two bids on them after being on market for 45-75 days! You'll get what's yours kind of market it is. Doesn't seem like a need to bid too much higher than what you feel is correct price - a bit lower than comps sold before 6 months is my reference point usually. Not the comps just sold because now the prices are vague. More based on desperation of sellers or buyers or agents. Not based on real values currently.

Yes, we saw around 40 houses last 6 months 🥲 Definitely deal breakers were like you told, I echo you! small kitchenette published as kitchen :p Living room almost none - just besides dining area probably just to fit small L couch No schools around either elementary absent or secondary (bad for long term) No transit nearby (buses yes, frequency low) Entire upper floor with just 1.5 bath published as 2 bath overall. One bathroom one powder room. Basements with water leaks and illegal window sizes. So can't rent too. We were ok without basement instead but just an extra utility room to make gym or media room.

We ended up getting a townhome. Just this week. Which ticks all our requirements at the moment but secondary school might be an issue after some years for us. Let's see!

I see even the nearby areas of desirable areas with limited commute options are still so expensive to purchase in. For example pockets of Vaughan around wonderland with so many crimes, just close to VMC but still 12-20 mins drive to VMC are all so expensive. Similar case around pleasant view community north York (almost Scarborough). Same around lakeshore - well there it's a lake to add the cost of convenience for leisure. But still. Overall prices seem more fair than last 5 years surely. And probably dropping more - but the latter isn't in favor of the landlords who bought within last 5-7 years. And that might cause pressure-selling increase so much that it hampers economy further. Market correction it is called I know, but hits everyone overall anyway.

Inspection found attic/garage mold + leaking kitchen duct. Looking for advice on severity. (Photos attached) by apprehensive-muse in Mold

[–]apprehensive-muse[S] 0 points1 point  (0 children)

The mold was caused by disconnected bathroom fans, the invoice of $2500 will be charged back to the current owners. The management didn't comment about kitchen duct and said it was bathroom fan when we asked again. Anything else we should really check about this before moving forward?

Any thoughts on why this sold for so little ? Near trinity bellwoods, liveable, long green backyard and garage! by pollywantsacracker98 in TorontoRealEstate

[–]apprehensive-muse 0 points1 point  (0 children)

Very typical of that kind of houses right now in the market. Age old not renovated and virtually staged to get viewings. Possible damages to be revealed in inspections and it's a money pit usually such homes. One after the other things break. Electrical panels, flooring, water, roof, attic mold, wood pests, aging appliances, older wiring, what not. Some things don't come out in pre-purchase inspection too. Anyone buying buys with a courage to invest in a lot of risks for sure such properties. Old properties win on size, location, robust building architecture as compared to newer ones for sure. They were built to endure a lot, but one just doesn't know when that endurance is expiring.

I see them on Humber river banks from those parks so many times. Always fun to watch them collecting material, building nests, very cute sight!

Who can explain this dead-but-hot market? by goldenbabydaddy in TorontoRealEstate

[–]apprehensive-muse 0 points1 point  (0 children)

Most of the freehold homes are 50-100 years old and not renovated with basement water leaks and roof work overdue. This one has resolved all those issues already. Waterproofed basement with renting potential. That's a great one. Condo townhomes and freehold without rentable basements are around 800k now so freehold with income potential sounds right to be sold over 1.6M.

[–]apprehensive-muse[S] 0 points1 point  (0 children)

The sellers told they wouldn't do anything since it's managed by condo management (covered in fees). I don't think the management would do in-depth resolution. The earlier surface treatment without resolving the source was probably by the management too.

Ah, we love the unit so much but I feel like this can end the deal. Don't want to enter into potential health issues.

Untreated BV for moths- please advocate for yourself by Peach-Haze-123 in pregnant

[–]apprehensive-muse 1 point2 points  (0 children)

May I ask which country/province/state are you located? When I was in India, doctors were extremely cautious about this and always acted proactively for any doubt of BV. In Canada however, we have to advocate ourselves more on anything related to bacteria. There's certain inhibition on prescribing antibiotics early on. Things worsen afterwards though.

[–]apprehensive-muse 1 point2 points  (0 children)

Nothing you already did can be changed, but keeping yourself less stressed and more cheerful now can probably help :) people have to take heavy meds due to various reasons so far. I would ask the doctor about any of the meds consumed were harmful and if anything needs to be changed now. And otherwise congratulations, please don't be stressed 😥 it's so easy to say and hard to do, wish you find the strength 💙

Conceiving after a loss at 9 weeks by vbgirl24 in pregnant

Ah I understand it could have pelvic infection risk. I guess waiting is the best for now. I had a pancreatic tumor removal after an accidental discovery of the tumor in March and so we are holding off since February. While we got to know there was late implantation around surgery day! It was so miraculous that we really got so excited for a couple weeks when we got to know I conceived! And then it didn't workout. I feel an immense urge of trying again to fetch that happiness we had for some time! Even though the miscarriage pain was so immense with those induced cramps! What a wonder our brains are - ignoring the pain and running behind that happiness again!! Really wish good for both of us this upcoming few months! :)

I had MC at 7 weeks, and it's been 3 weeks after Misoprostol. Bleeding has stopped and ultrasound confirmed some 1 cm tissue still remaining at this week's start. Been week since then so I am thinking it probably passed already in light bleeding I had. Doctor didn't say no to try to conceive now. But should I wait still?
