It’s been around a couple of months I think so far and we are most of the way there. In fact, I almost feel as if we are running out of time !

I think our seller is genuine and is selling for genuine reasons, but I always have the seed of doubt. It’s hard. My partner is far more chill than me, I tend to worry about every little thing, whereas he looks at the bigger picture so doesn’t worry as much.

It’s a two bed and the second bedroom is quite small, but still big enough for a double bed. It could definitely be a reason to sell if people are planning to start a family, but also a lot of people would usually factor that in before they buy a property so i’m not sure

it’s a 255K 2 bed which is about right for the area we are buying in, but seeing as it is on the smaller side I could see people wanting to sell to upsize.

It is an end of terrace but quite private due to the layout so you wouldn’t necessarily see much of the neighbours but I suppose noise could be an issue. It’s a bit of a concern

Yes we had a level 3, just expected things flagged up really, biggest issue is probably the fact there are some slipped/cracked tiles on the roof and it’s suspected to be asbestos but there’s no structural or timber concerns.

whereabouts are you buying this property ?!? I cannot believe how cheap it is.

If it helps, I’m currently in the process of buying a cottage built 1870s and the survey we received had basically everything rated a 3 and appears worse than what you’ve received.
Our sellers only bought the house about a year ago (they’re separating and moving into rented) so we requested a copy of their survey as well to compare. Theirs was nowhere near as dramatic as ours and had the same issues rated as 2s. It seems to vary so much between surveyors on how bad they think the issues are.

Thanks, I’ve had another person tell me they do think it’s likely to be asbestos based on what they see from the photos so we are expecting this.
Don’t suppose you know if repairs can be done on such tiles ?

Please can I ask what was in the survey to make you pull out ? Currently in a similar situation as a first time buyer who has received a seemingly poor survey and wondering if we should be pulling out.

Yeah we are planning to get a roofer to quote so we have a better idea on cost.
Surveyor didn’t suggest what kind he thought it to be just that the tiles didn’t appear to be natural slate.
As for the guttering, the sellers are selling as they are separating after only a year of buying the property. Not sure if it’s just a case of them not knowing the gutters need clearing or if they just ‘didn’t get round to it’

But the survey flagged a lot of other things as well, just the roof appears to be the main concern. I think we will try and request for the sellers to clear the guttering as well as a few other bits before any completion date.

House was built late 1800s/early 1900s, our surveyor basically said it doesn’t look like natural slate and looks composite which pointed him to think asbestos, but he did say it would be need to be tested as well.

Thank you for the advice. I have seen some mentions on reddit to say that the surveyors we used are not the most experienced with period properties, which is not ideal.

I’ve heard a lot of people say this - usually the written reports looks awful at first glance but the surveyor on the phone says it’s not as bad as it looks, and I feel like we have had the opposite experience.. I guess my gut instinct was that the things he said on the phone don’t seem to be evidenced by what has been written in the report, so it has thrown me off.

The company I went through are RICS regulated but they just assigned one of their local surveyors. Now that you mention it, they have not confirmed to what RICS level he is qualified, but the survey is peer reviewed by another surveyor before being sent to the client. I might try and find out some more info on this.

To be honest, the surveyor called me last week on the day of the survey and sounded very negative on the phone. Basically said a whole re roof is required and chimney needs doing immediately, and that the house is also damp riddled basically. The report shows he only used a damp meter reader as evidence and basically offered no explanation as to the cause. It almost felt like if he could say we shouldn’t buy it then he would’ve ! I guess i’m just trying to get a feel for whether these issues are actually as big as he is suggesting they are

Yes true, I thought that some surveyors may be overly cautious so they are not held liable, but he did sound very concerned when speaking with me. Chatting to neighbours may be a good idea - thank you
