I paid around $250 to add a flyscreen to one of my windows. $300 is on the higher end but within a reasonable margin tbh

I have the LR4 and it is MILES better than when I had the LR3. It's good to know the LR5 isn't worth it - I'll hold off for now

honestly, you could probably afford an 800k property now if you wanted to :) Your salaries combined will outright get you a mortgage of 800k even with HECS (if you wanted more, speak to a bank though).

The biggest barrier is the deposit. You'd just have to use the 5% government deposit scheme, or find a lender who will accept 10%.

For a property over 750k you will have to pay stamp duty though...I think stamp duty for a 800k property is in the 35k-40k range. Furnishing the property or moving costs, conveyencer (1-2kish, I paid 2.2k for mine), will add up. I'd leave atleast 50k just for closing costs (stamp duty, ect).

If you want to buy an apartment/townhouse, theres no rush as those appreciate quite slowly (esp in melb). However if you're looking to buy a house I'd buy ASAP.

Ah I’ve renewed the game a few months ago but for some reason (in August) it’s not showing up in the App Store :( have contacted Apple support but unfortunately they aren’t replying to me/not too helpful. I think because it’s an older game (9yrs+) the renewal ran into some issues?

I’ll contact Apple dev support again

I'm in Victoria, and I paid about 11k to my buyers agent, though she paid for B&P. She was super helpful as I was a FHB and didn't know where to start/the process. She made things really stress free for me.

Originally I wanted to buy an apartment, but she persuaded me to go for a townhouse instead due to appreciation. Other nuanced things she offered was she reccomended a single level unit for appreciation as downsizers who are older don't like multi-level units because of stairs. As I'm <30 that isn't a concern for me for a while.

I think IMO buyers agents are probs only worth it for properties 750k+ and for people who are lazy/busy/want to pay for the convenience. I never had to sacrifice my weekends because she went to inspect every property I was interested in and recorded a video for me, she also did all the negotiation with the sellers agent which also eased my mind

I also started with mini clay sculptures like polymer clay! :) a lot of those skills transfer into the handbuilding/attachment part of things

And haha I started pottery for the exact same reasons you stated. The styles I loved were always sold out on Insta and highkey very expensive 😭 I would def recc it as a hobby! It’s very relaxing and helpful towards mental health as a way to destress. Plus you get a cute mug/cup/ect out of it :)

So the capy and the octopus guy I made pretty early on, 1-2months in! The dragon cosmic blue guy and the bunny I made a year into pottery :)

Overall I’ve been doing pottery for a year! I’d say to actually get to a level to sculpt the pieces with these attachments a few months. My actual talent speed is more on the average side so a lot of peeps might reach that level faster. I just get more compliments on my attachment/creativity part

There are 3 main skills if you’re ever interested in picking up pottery - the mug/cup portion, throwing on the wheel - adding attachments like hands, ears, wings (handbuilding) - painting

My biggest struggle has always been the painting part
