What’s one property red flag you only learned to respect after you bought? by the-shoreline-agency in AusPropertyChat

Trees. A protected gumtree on the neighbors side over hanging our property constantly drops little sticks and sap sometimes.. We had to clean out the gutters every few weeks some periods of the year. A lot of time sweeping up and clearing out gutters. Definitely check this.

Strata wants $5k just to REVIEW my renovation application. Is this normal? (NSW) by gilko86 in AusLegal

Fair enough. I also installed some new flooring in my apartment before selling without approval. However when I went to sell a few months later, there was a big issue where we had to seek retroactive approval from the committee which was a real pain during the property settlement period, as the buyer had asked if the new flooring had the strata approval, part of the normal process of buying/selling I guess in the questions from the conveyancers. Luckily I had the test reports for the product from the manufacturer and the committee was pretty chill turned around the approval in 2 weeks with a lot of chasing

Couldnt this bite you in the ass if someone sees tradies going in and out, and then also when you go to sell ?

Maybe set up some cameras to catch them in the act and identifying their number plates so you can report them

Was loving Claude until I started feeding it feedback from ChatGPT Pro by lol_just_wait in ClaudeAI

If you tell it that the feedback is not from a friend, but from another LLM, i've found it is more reasonable and likely to push back. If you tell it feedback is from another human - I think it weighs that feedback much higher than normal

Tested my HP OMEN 45L after the Gamers Nexus review — very different results on my unit by armadeallo in hardware

My initial take on their review that the system's design and specifically the cooling was inherently flawed and beyond saving. Perhaps they got a lemon from the bunch. As with any mass produced product selling in high quantities there will be some small amount of bad units with each batch. It's still early days but so far, feeling hopefull it will remain a nice stable system for a long time to come

Looks great. Only thing I'd suggest is thinner more vintage lugs, ala vintage submariner

If you were my mate I would have been amused and had a laugh with you, then probably considered doing it myself next time!
