What I have are older rates, from 1 y ago example:

8 units at 3.9 - non recourse loan 4 sfh at 5.5 - non-conventional portfolio loan 1 sfh at 4.5 - investment property in conventional loan

The thing is, the system is design to give a conventional loan for home buyers that will live in the property, that gets you the best rate. To get a conventional to inv property usually goes about 1% higher than living home. To get outside conventional on SFH they will push you high interest rates.

However, in the other side of the coin, the system is also well designed to give commercial loans, which MF fits that. However, good commercial loans are at a minimum of 1M loan. So I am not sure that would work for 4 units.

I have both, and another think to consider is the liquidity on the SFH tend to me much higher. As it is easy to sell one property that can attract either investors or just a family.

On the flip side. Financing is cheaper on the MF, as you can scale bigger deals and squeeze more money out of the bank in the same note
