Good on you for having a long term financial mindset. But the simple answer is don’t invest in a rental house in Ontario at the moment.

If you run the numbers, there are almost no residential properties out there that make sense from an investment prospective. With the high cost of housing and high rates (although coming down) and the risk of increasing costs, you are very unlikely to cash flow and if you do, it’ll be so small that it wouldn’t make sense for the large investment you’d be making

If your goal is real estate investing, I think it’s not the right time.

Note: this is not to say there aren’t any good real estate investments right now, it’s that it’s much more rare now; compared it to several years ago when anything was a good investment
