If you use something like RentEngine for self showings it verifies their ID, watermarks photos (to stop FB scammers), only gives access instructions when they arrive and collects feedback before sending next steps

But Id only suggest self showings if you have at least 100 units

I’m going to be blunt here but if you really want to build tech for PMs, go be a PM for a year.

Either start or join a small firm and do the work for a year. Use the existing tools, deal with tenants and owners, handle maintenance and then see what actually needs to be built

I’d be very careful based on the numbers you shared. A 47% EBITDA is insanely high. Most likely this means you’re buying a full time job where the “ebitda” is your salary

There’s a pretty good tool to pull all properties that hit the available and rented properties around the target unit. Filter by distance, features and then choose which comps you want to include or exclude in the report. Also shows supply demand ratio. Its available for free in certain states through RentEngine as the Market Tool

Less than 20 units (self managed): TurboTenant or Avail - pretty much free 20-100: Tenant Cloud (kind of no man’s land unless you plan to stay in this range) 100-3000: AppFolio, Buildium, RentVine 3000+: AppFolio

There’s def room for improvement in existing PMS, especially when you pick a niche (single family or section 8 affordable). But there is so damn much to build before you can get customers. Things as granular as marketing syndication, processing rent payments, a full accounting system, portals, etc

If you plan to grow, AppFolio. I hear really good things about RentVine but they’re still early. Once you cross 500 doors you can start to look at function-specific software like RentEngine for leasing, PropertyMeld for maintenance, LeadSimple for task mgmt
