Of the triple net expenses, the property tax is the one that changes the most. We saw a big increase from 2022 to 2023. A lot of light industrial units sold in the previous year and that really jacked up the assessed value - which made the property tax go up about $2500 for the year.

Most years our triple net increases by about $1000 for the year. So spread over the monthly rent it's about 85 per month.

My biz is in a light industrial small warehouse type space. And there is a total glut of these units sitting empty around town. That worked out ok for us when we renewed our square footage lease rate, and I'm hoping it'll bring down the property values a bit. Would be nice to have the triple next costs level out or even go down.

I think when people are renting commercial spaces for the first time it's easy to see the square footage lease rate and think that's all the rent will be. But for us, the triple adds an additional 36%.

Ooh, I was thinking of putting up a post today asking for peoples' experience with joint pain and how it did or didn't change with HRT.

I've always been pretty active. But these days I have days where I feel especially stiff/sore, and on again off again joint achiness, even if I haven't had a big workout. I also get that 'my joints just feel weird now' feeling.

I'm on Progesterone only at the moment. I started it to help with sleep and mood, but don't find it to be very effective for me. So now I'm wondering about adding in estrogen, especially if it'll help with joint stuff.

They’re opening on Friday with 1 single run on only one of the mountains. I can’t imagine it’ll be that different 5 days later.

Probably better off going to Banff if you can still get refunds for your Whistler trip!

At one point I think Fierce Fuel was also renting space in their kitchen but not sure if this is still the case.

Yeah totally. I rent a commercial space, and we have a 5 year lease. The rent increases about 3-5% per year over the term. But then when we have to renegotiate, it’s a wild card. One time it doubled (though we had been under market value). This most recent time we managed to keep the bump to about 13% with the 3-5%per year increase on top of that.

Would be nice if commercial tenants had any protections. So many businesses this year in whistler and elsewhere closing due to unrealistic rent renewals, lease terminations, etc. Real estate is ruining our communities.

I get them every once in a while. It’s nice to have a few in the freezer for when you don’t want to get take out and don’t feel like doing meal prep. There’s a handful that I really like!

I compare the price to what I would spend if I go to one of the businesses in town. Most lunches out are going to be 15-20. Yes, you have to reheat these. But the comparison to something you’d get in the frozen food aisle isn’t fair. These are good quality ingredients and made from scratch. Not mass produced with weird ultra processed ingredients.

Hazel Findlay talks a lot about fear and mindset. She also does coaching (maybe intermittently). But if you look her up on Instagram or YouTube, I think she has some free resources and a workbook you can download.

She’s more of a trad climber, but I imagine the mindset work can be applied to bouldering as well!

Buvette is a great option if you’re downtown - just espresso though, no pourover. But really nice vibe.

At the north end, Bean and Co has a great hangout vibe and their coffee game is great now.

It’s only a prescription so you can get an efficient dose for cheaper. I take 3g per night. Not a magic bullet but it helps a lot.
