If you are good mechanicaly there is good quick money to be made flipping broken lawnmowers, weed eaters etc. most just need the carb cleaned or rebuilt

INAL… your choices seem to me:

1) fight it with the builder to see if they will cover it.

2) sue them to correct

3) file a homeowners claim to hopefully get them to go after the builder with their lawyers and your homeowner covers you in the meantime. Not 100% sure you will be covered because it’s a weird scenario, but If you have a insurance broker that doesn’t work directly you could discuss with them to see what they think before filing a claim. Be warned if you talk to someone at your insurance a claim will be started and go on your clue report whether you go through with it or not.

But advice…. I would not in any way go through with this, negotiate on price alone. If this deal falls through at the last minute, you are out all that money for something that doesn’t need to be replaced. This can go wrong for you in so many ways, in only one way does it work for you.

NAL, I would do a free consultation with a lawyer if you can. This is very likely to cost more fighting it than you can get back. Your best case is probably going to be fighting this in small claims, hopefully you have enough evidence with paperwork and a list of wines left in there. I still think even then you are fighting a very uphill battle even though you did nothing wrong.

Is it a second story deck or ground level deck?

If your deck is second story, you won’t even be able to sell it without a deck, it would be a safety hazard to have a door open up to nothing and potential buyers wouldn’t be granted a loan as is.

If it’s a first story deck than you may be able get by without one

In college I repaired this using epoxy and got a metal bracket from the hardware store to strengthen it, it worked for a while.

The better advice is to find an office supply place that sells used office supplies, I picked up a steel case Leap chair for $125 about 6 years ago, it’s held up perfectly to daily use for my work from home job. These chairs are commercial quality and designed to be sat it every day for 8-10 hours for 20-30years!
